MINUTES <br /> REGULAR PLAN COMMISSION MEETING <br /> DECEMBER 16, 1971 <br /> Members Present: Chairman Shannon; Messrs . Pottker, Siewert, Staddler, <br /> Hamilton, Bantner; Mrs . Cummins . <br /> Others Present: Mr. Rettenbacher, representing Village Administration; <br /> The Honorable Trustees Vanderweel, Kenna and Durning; <br /> Attorneys and numerous citizens interested in Docket 71-10; <br /> representatives of Centex Corporation and members of the <br /> fourth estate. <br /> 1 . New Business: <br /> A . Docket 71-10 - Modification of site plan and density of Parcel C <br /> of the Planned Unit Development to permit Quadroplexes . The <br /> public hearing opened at 8: 12 p.m . and a complete transcript of <br /> the proceedings is on file in the Village Manager's office . <br /> 2. At the conclusion of the public hearing, the Plan Commission reconvened <br /> in their room and started their meeting at 8:56 p.m . with a review of the <br /> Minutes which were accepted as read. <br /> 3 . Unfinished Business: <br /> A. Boardwalk Subdivision - Mr. Davis , the builder, indicated he and <br /> the architect had complied with requirements presented to them by <br /> the Plan Commission and Mr. Rettenbacher. Chairman Shannon <br /> conducted a review of the recommendations which had been made <br /> on December 6, 1971 , as follows: <br /> 1 . West access . <br /> 2 . East access - three lanes , 12' width and sidewalks . <br /> 3 . Meet MSD retention requirements . <br /> 4. Screen entire project. <br /> S. Specify Lot 2 as common open space. <br /> 6. Leave in leave-outs on south side. <br /> 7 . Perimeter road to meet Village requirements . <br /> 8. Park space 20' deep. <br /> 9 . Street light indicated and described on plat. <br /> 10. Compliance with Rettenbacher's December 6, 1971 report. <br /> 11 . Recognize the fact that 30' distance between buildings does <br /> not constitute common open space . <br /> Plan Commission members noted that the foregoing had in fact been <br /> effected, with the exception of the western access, the requirement <br /> of fifty percent open space and the fact that the plan incorporated a <br /> variance from the Village's currently proposed ordinance calling for <br /> elevators . <br />
