Special Circumstances:
1. LOCATION:
The 6,105 s.f. building, ideal for transportation and logistics type companies is located near the intersection of Lively and Landmeier, which is a very busy intersection within the
Industrial Park. With its entrance off of Lively Boulevard, is has been difficult to attract users to the space because of the intricacies involved with truck maneuverability and traffic
problems.
2. STRUCTURE:
The property offers only one dock and one DID. Both the DID and Dock doors are undersized and need to be enlarged to accommodate today’s businesses and size vehicles and therefore new
ownership would have to invest monies into the property to do so. In addition, the property does not offer mechanical dock levelers, which causes hardship for the client to manage
their shipping and receiving functions.
