Zoning Variation — Docket #21-5 501 Wellington Avenue
Chairman Childress called the meeting to order at 7:00 p.m. and read a statement describing the hearing
notification procedure as well as the legal notice.
The petitioner's, Thomas and Judy Krengiel (Owners of Record), were sworn in and asked to state their
case for requesting a zoning variation.
The petitioner's hardship is that they are wanting to replace an existing deteriorated fence that was
damaged by a wind storm on August 24, 2021 The petitioners are desiring to provide privacy, safety of
family and grandchildren, confinement of pets, and to maintain the aesthetics of the subdivision and
community.
The petitioners presented a one page summary of their hardship. In the summary, the petitioners
referenced similar fence locations similar to the proposed fence variation.
Chairman Childress opened the meeting to questions from the board.
Member Spragg inquired about what type of fence will be installed.
The petitioner stated they are going to replace a deteriorated six (6') foot tall, wood fence, with a six (6')
foot tall vinyl clad fence.
Members Damptz, Jr., Latrofa and Bookler had no questions.
Chairman Childress stated that the petitioner's property is located on an interior of a street curve with a
stop sign and the community residents are familiar with this local street and its sight lines. Chairman
Childress stated that no utilities or drainage issues appear to conflict with the proposed fence
replacement.
Chairman Childress opened the meeting to questions from the public.
No one from the public was present and no phone calls or emails were submitted to Staff regarding this
variance request.
Chairman Childress called for the motion.
A Motion to DO GRANT a variation to permit the installation of a six (6') foot high privacy fence which
will extend approximately twenty (20') feet beyond the nearest front corner of the principal structure on
the adjacent single-family residential lot to the South at 1204 Leeds Lane and extend approximately
fifteen (15') feet beyond the adjacent front corner of the principal structure.
This Motion was made by Member Bookler which was seconded by Member Latrofa.
Upon voting (AYES — Childress, Damptz Jr., Latrofa, Bookler, and Spragg) (NAYES- None.)
(ABSENT — Romanski, Colgan, Serrano and Glimco)
The motion carried.
Mr. Childress advised the petitioners to contact the Village Clerk and be available for the subsequent
Village Board Meeting on September 28, 2021.
Mr. Childress called for a motion to adjourn.
This Motion to adjourn was made by Member Damptz, Jr. which was seconded by Member Latrofa
The motion carried.
The meeting adjourned at 7:17 p.m.
