AN ORDINANCE GRANTING A VARIATION OF SECTION 7-1 (PERTAINING TO
HEIGHT REGULATIONS), SECTION 4-3-1:A (PARKING SPACE REQUIREMENTS)
AND SECTION 4-4-1 (NUMBER OF LOADING SPACES) OF THE ZONING
ORDINANCE FOR PROPERTY LOCATED AT THE NORTHEAST CORNER OF
HIGGINS AND LANDMEIER ROAD (SUBURBAN CONSTRUCTION, INC.)
WHEREAS, the Zoning Board of Appeals of the Village, at a public
hearing duly called and held according to law, considered the question of
granting variations of Section 7-1, Section 4-3-1:A and Section 4-4-1 of
the Zoning Ordinance to permit the construction of a three story (33.5 feet
in height) Lodge facility in the B-3 Business District with 118 parking
spaces (a reduction of 17 from the 135 required) and allowing the
elimination of the required loading space for property located at the
northeast corner of Higgins and Landmeier Road; and
WHEREAS, the President and Board of Trustees of the Village of Elk
Grove Village after having reviewed the finding of fact of said Zoning
Board of Appeals find and believe that it is in the best interest of the
Village to grant the variations requested.
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees
of the Village of Elk Grove Village, Counties of Cook and DuPage, State of
Illinois as follows:
Section 1: That the following variations be and the same are hereby
granted to Suburban Construction, Inc., for property located at the
northeast corner of Higgins and Landmeier Road:
A. Variation from Section 7-1, Dimensions, Bulk and Area
Regulations for all Zoning Districts, as it pertains to
building height, of 2 stories in the B-3 Business
District, to permit the construction of a three (3)
story building with a mean roof elevation of approximately
33.5 feet in height.
B. Variation from Section 4-3-1:A, Residential Uses (Minimum
Requirements) to reduce the number of required parking
spaces by 17; providing a total of 118 parking spaces
rather than the 135 parking spaces minimum requirement.
C. Variation from Section 4-4-1, Schedule of Loading Spaces,
to allow the elimination of the required loading space.
Section 2: That this Ordinance shall be in full force and effect
from and after its passage and approval according to law.
