SUBJECT: PARK CHARDONNAY CONDOMINIUMS /
MINOR CHANGE TO PLANNED DEVELOPMENT PLAN
Attached is a copy of a request from the architect of the
Park Chardonnay Development, on behalf of the owner, for the
elimination of an existing tennis court and its replacement with a
landscaped area.
AS stated in the letter, the existing tennis courts receive
little, if any, use by the property owners. They have been chained
and padlocked since 1989 and the one tenant who uses the courts infre-
quently has her own key.
The developer contacted the Park Orleans Condominium Umbrella
Association to get their support for the removal of the tennis court
and they concurred with its removal. A copy of their letter of
approval is also attached.
Based on the limited use of the courts, approval by the
Umbrella Association, and the fact that directly across Biesterfield
Road lies illuminated Park District tennis courts, this department
also recommends the elimination of one tennis court from the
development.
In accordance with the requirements of Section 4.25B of
the Zoning Ordinance, this change can be treated as a minor change
to the planned development. Village Board action through the adoption
of an appropriate Ordinance would provide the necessary approval.
As the developer is anxious to proceed with the requested
modifications, I would request that this matter be presented to the
President and Board of Trustees for their review and action at the
August 13, 1991 Village Board meeting.

Re: Park Chardonnay Condominiums, Request for Removal of One Tennis Court
Dear Mr. Boffice:
The builders of the new addition to the Park Chardonnay project are asking for
your permission to remove the northerly of the two existing tennis courts on the
property and add that parcel to their overall landscape design scheme.
Originally their were six tennis courts side-by-side, four of which belonged to the
original multiunit project and the westerly two courts which belonged to the Park
Orleans/Park Chardonnay group. All of the courts were enclosed with high cyclone
fencing. Of the original four courts in the first part, two have been removed and
have been "grassed over" (see attached photographs).
Now there are a total of four courts, two of which belong to the original project
and two of which belong to Park Chardonnay. The two belonging to the Park
Chardonnay property have been chained and padlocked for a couple of years now
due to a previous spate of juvenile rowdyism. (see attached photos) The one tenant
that does occasionally use the courts has her own key.
When the builders approached the Park Chardonnay homeowners group for
their endorsement of eliminating one of the two courts in order to further add to
the building #3 landscape plan they were greeted with unanimous approval.
At this point we are requesting that we be permitted to eliminate the northerly
most court, the one furthest away from the clubhouse, and incorporate its land into
the design of our project landscape layout. We would be happy to furnish your
office with a copy of this landscape plan as soon as we can complete it, pending your
decision.
I have attached drawings and photographs to this letter to illustrate our request.
Thank you for your consideration.

Dear Mr. Boffice,
This letter is being written in regard to the Park Orleans
Condominium Umbrella Association. At the last Board meeting,
the possible removal of the northern -most tennis court on the
grounds of Park Orleans was discussed. Developer Richard
Lettvin requested permission of the residents and other Board
Members to remove the northern -most tennis court.
The minimal to non-existant usage of the two exsisting tennis
courts was discussed. The residents present agreed to the
removal of the northern -most tennis court at the developer's
expense. This letter is to inform you that the developer has
the approval of the Condominium Association to remove the
northern -most tennis court.
If you have any questions or concerns regarding the removal
of this tennis court, please feel free to contact me at 439-
6202.
Sincerely,
Ja M. Mitchell
