AN ORDINANCE AMENDING THE ZONING
ORDINANCE OF THE VILLAGE OF ELK
GROVE VILLAGE BY PROVIDING FOR
A SPECIAL USE IN THE R-3 RESIDENTIAL
DISTRICT
WHEREAS, the Plan Commission of the Village of Elk
Grove Village at public meetings duly called and held according
to law considered the question of amending the Zoning Ordinance
so as to establish a Special Use in the R-3 Residential Zoned
District which Special Use would permit the construction of
single family detached units on reduced lot sizes subject to
adherence to certain development conditions; and
WHEREAS, the President and Board of Trustees of the
Village of Elk Grove Village after having reviewed the findings
and recommendation of said Plan Commission find and believe
that certain economic conditions exist so as to justify said
text amendment and are therefore of the opinion that it is
in the best interest of the Village to concur with the recommenda-
tions of the said Plan Commission and establish said Special
Use in the R-3 Residential District;
NOW, THEREFORE, BE IT ORDAINED by the President and
Board of Trustees of the Village of Elk Grove Village, Counties
of Cook and DuPage, Illinois as follows:
Section 1: That the Zoning Ordinance of the Village
of Elk Grove Village be and the same is hereby amended by
adding thereto Sec. 5.25a et seq. entitled "Special Use in
the R-3 Residential District", which Section shall read as follows:
Section 5.25a SPECIAL USE IN THE R-3 RESIDENTIAL DISTRICT
A. A Special Use may be granted to a tract of land under
single ownership and/or unified control of not less
than three (3) acres or to a parcel adjoining an
existing area which has already received a Special
Use within the R-3 residential district. Such
Special Use shall be for single family detached
units in which all of the requirements of the R-3
must be met, provided that upon compliance with the
Special Use procedure set forth in 3.31 herein, the
following modifications to the requirements of R-3
may be granted:
i. Minimum lot area -7,000 square feet,
providing however that in tracts
containing more than 50 lots, fifty
(508) percent of said lots may have a
minimum lot area of 6,000 square feet.
ii. a. Minimum Lot Width 60 feet as measured
at front building setback line.
b. Front building setback line 20 feet
with minimum driveway length of 25
feet. No driveway shall be permitted
on the 15 foot setback side of corner
lots.
C. Corner lot side yard setback from
adjacent street 15 feet.
B. Modifications to the Subdivision Control Ordinance may
be granted as part of a Special Use Permit within
the R-3 District to provide as follows:
i. Local street right-of-ways - minimum 50 feet,
except a residential collector street shall
have an 80 foot right-of-way with 40 foot back
of curb to back of curb pavement.
ii. Cul-de-sac end right-of-way - 45 foot radius.
iii. Street trees: location and number as approved
by the Village but in no event less than the
equivalent required under the Subdivision Control
Ordinance.

Section 2: That the Village Clerk is hereby authorized
to publish this Ordinance in pamphlet form.
Section 3: That this Ordinance shall be in full force
and effect from and after its passage, approval and publication
according to law.
