AN ORDINANCE REZONING CERTAIN PROPERTY
IN THE VILLAGE FROM R-3, RESIDENTIAL,
TO B-2, BUSINESS (CONVENIENCE SHOPPING
CENTER)
WHEREAS, the Plan Commission of the Village of Elk Grove Village,
acting as a Zoning Commission, conducted a public hearing, duly called
and held according to law, to consider the question of rezoning
certain property legally described on Exhibit A attached hereto from
R-3, Residential, to B-2, General Business; and
WHEREAS, the President and Board of Trustees of the Village of
Elk Grove Village, after having considered the recommendation of said
Zoning Commission, find and believe it to be in the best interests of
the Village that such rezoning be granted;
NOW, THEREFORE, BE IT ORDAINED by the President and Board of
Trustees of the Village of Elk Grove Village, Counties of Cook and
Du Page, Illinois, as follows:
Section 1: That the property legally described on Exhibit A
attached hereto and by this reference incorporated herein, be and the
same is hereby rezoned from R-3, Residential, to B-2, General Business
District, subject to the following conditions:
(A). The owner shall provide screening and landscaping
for the entire development and shall submit plans for same
to the Plan Commission for approval.
(B). The owner shall provide one (1) ingress -egress
from Meachum Road onto the development in a location which is
in compliance with the Building Code Regulations and as
approved by the Fire Department.
(C).. The owner shall prohibit parking along the south
property line for a distance of at least sixty (60') feet west
of the east property line and shall request that the Village
establish the above area as a fire lane subject to enforcement
by the Village Police Department.
Section 2: That the Village Clerk is hereby directed to amend
the Zoning Map of the Village to reflect the above rezoning.
Section 3: That this Ordinance shall be in full force and effect
from and after its passage, approval and publication according to law.
