AN ORDINANCE REZONING CERTAIN PROPERTY
WITHIN THE VILLAGE FROM R-3, RESIDENTIAL,
TO B-3, AUTOMOTIVE ORIENTED BUSINESS DISTRICT
WHEREAS, the Plan Commission of the Village of Elk Grove
Village, at a public meeting duly called and held according to law,
considered the question of rezoning certain property legally described
hereinafter from the R-3, Residential District, to the B-3, Automotive
Oriented Business District, at the request of Vale Development Company,
as owner and agent for the Mobil Oil Corporation; and
WHEREAS, the President and Board of Trustees of the Village
of Elk Grove Village, after having considered the recommendation of
said Plan Commission, find and believe it to be in the best interests
of the Village that said property be rezoned to the B-3 Business
District, subject to the conditions hereinafter set forth;
NOW, THEREFORE, BE IT ORDAINED by the President and Board
of Trustees of the Village of Elk Grove Village, Counties of Cook and
Du Page, Illinois, as follows:
Section 1: That the following property located at the
northwest corner of Meacham Road and Nerge Road, Elk Grove Village,
Illinois, be and the same is hereby rezoned from the R-3 Residential
District to the B-3 Automotive Oriented Business District:
The South 315.00 feet of the East 250.00 feet
(both measured at right angles) of the West
1/2 of the Northwest 1/4 of Section 36,
Township 41 North, Range 10, East of the Third
Principal Meridian, in Cook County, Illinois,
subject to the following conditions:
(A).. That the subject property shall be developed
with a gasoline service station to be constructed in
accordance with a certain a site plan dated May 4, 1978,
a copy of which is attached hereto and by this reference
incorporated herein.
(B). That no occupancy permit shall be issued
until all improvements, including landscaping, which are
depicted on said site plan are completed and in conformity
with all applicable Codes and Regulations of the Village.
(C). That the owner of the subject property or any
successor thereto is required by the President and Board of
Trustees of the Village to construct a cedar fence along the
north and west sides of the subject property in order to
effectively buffer the subject property from the adjacent
residential uses.
(D). Any other use, except that of a gasoline service
station, constnx-Led in accordance with the attached site plan,
shall be prohibited unless prior approval therefor is given by
the President and Board of Trustees.
Section 2: That the Village Clerk is hereby directed to
amend the Zoning Map of the Village to reflect the zoning change
contained herein.
Section 3:
That this

effect from and after
its passage,
approval
and publication
to law.
