AN ORDINANCE AMENDING THE TEXT OF THE ELK GROVE
VILLACE ZONING ORDINANCE
NOW TFIEREFORE, BE IT ORDAINED, by the President and Board of Trustees
of the Village of Elk Crove Village, Cook County and Du Page County, Illinois:
Section 1. That the title of Article VII of the Elk Crove Village
Zoning Or finance be amended to read ad follows; "R-3 seven thousand five
hundred (7,500) square feet, Single -Family Dwelling, District Regulations."
Section 2. That section six (6) of Article VII of Elk Crove Village
Zoning Ordinance be amended to read as follows;
"Section 6. Intensity of Use. Every lot upon which a building
is erected shall have an area o less
no than seven thousand five hundred
(7,500) square feet and an average width of not less than sixty (60) feet
except that any of the uses permitted in this district may be erected or
constructed upon a smaller lot of record."
Section 3. That section six (6) of Article VI of the Elk Crove Village
Zoning Ordinance be amended to read as follows;
"Section 6. Intensity of Use. Every lot upon which a building
is erected shall have an area of not less than ten thousand (10,000) square
feet and an average width of not less than sixty (60) feet except that any
of the uses permitted in this District may be erected or constructed upon
a smaller lot of record."
Section 4. That Sections 5 (a) of Article VIII and IX of the Elk
Crove Vil age Zoning Ordinance be amended to read as follows;
(a) Front Yard: The front yard regulations are the same as those
in the "R-2" ten thousand (10,000) square foot Single -Family Dwelling District.
Section 5. That Section one (1) of Article VII of the Elk Crove Villa e
Zonin_ O -divan e be amended to read as follows:,
Section 1, Interpretation. The reCulations set forth in thS_s
article or set :forth elsewhere in this Ordinance when referred to in this
article are :he R•3' seven thousand five Pundred (7 500) square foo' S.nrle-
Family District regulations.
Section 6. That Section two (2) of Article VIII of the Elk Crove Village
Zoning Ordinance be amended to read as follows;
Section 2. Use Regulations. A building or premises shall be used
only for the following purposes:
Any use permitted in the "R-3" seven thousand five hundred (7,500)
square foot Single -Family Dwelling District,
Two Family Dwellings
Accessory buildings and uses customarily incident to any of the
above uses when located on the same lot, including a garage when located not
less than sixty (60) feet from the front lot line or a garage constructed
as a part of the main building.
Section 7. That Section three (3) of Article VIII of the Elk Crove Village
Zoning Ordinance be amended to read as follows:
Section 3. Parking Regulations. Whenever a structure is erected,
converted, or structurally altered for a two-family dwelling, consisting of
either a duplex type or two apartment type, one (1) parking space shall be
provided and maintained on the lot for each dwelling unit in the structure.
Whenever a lot is used for any of the purposes permitted in the "R-3" seven
thousand five hundred (7,500) Square foot Single -Family Dwelling District the
parking regulations are the same as those in Section 2 of Article V. Any use
constructed under Section 2 of this article shall provide adequate parking
space either on the lot or tract or within three hundred (300) feet thereof.
Section 8. That Section six (6) (a) of Article VIII of the Elk Crave
Village Zon 7 Ordinance be amended to read as follows;
(a) lot on which there is erected a Single -Family Dwelling shall
contain an area of not less than ten thousand (10,000) square feet per
family, and an average width of not less than sixty (60) feet.
Section 9. That Section six (6) (a) of Article IX of the Elk Crave
Village Z^ oning Ordinance be amended to read as follows;
(a) A lot on which there is erected a Single -Family, a Two -Family
a Three -Family or a Four -Family Dwelling shall contain an area of not less
than ten thousand (10,000) square feet, and an average width of not less than
sixty (60) feet.
Section 10. This Ordinance shall be in full force E: effect from and
afterids -passage, approval and publication according to law.
