A RESOLUTION AUTHORIZING THE VILLAGE PRESIDENT AND VILLAGE
CLERK TO EXECUTE A PROFESSIONAL SERVICE CONTRACT BETWEEN
THE VILLAGE OF ELK GROVE VILLAGE AND APPRAISAL SYSTEMS
(FIRE STATION)
NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees
of the Village of Elk Grove Village, Counties of Cook and DuPage, State of
Illinois as follows:
Section 1: That the Village President be and is hereby authorized to
sign the attached documents marked:
PROFESSIONAL SERVICE CONTRACT
FOR LAND APPRAISAL
a copy of which is attached hereto and made a part hereof as if fully set
forth and the Village Clerk is authorized to attest said documents upon the
signature of the Village President.
Section 2: That this Resolution shall be in full force and effect
from and after its passage and approval according to law.

Dear Mr. Riddle:

I would be pleased to accept the 'assignment to research and document the market
activity in the vicinity of the Oakton Street corridor, between Stanley Street and Lively
Boulevard, in Elk Grove Village, Illinois. The scope of the assignment includes the
necessary market research and analysis to provide your office with an abbreviated
narrative report defining and verifying the most recent vacant land sales and current
offerings of sites, that would accommodate your needs for a new fire station, training
facility, and possible salt storage dome. Per our conversation, we will estimate the market
value range of the 3-5± acre site "as -is" and , assuming the site is appropriately zoned,
cleared and immediately available for your proposed development.
In accordance with your request, we will prepare an abbreviated narrative appraisal in
compliance with the Uniform Standards of Professional Appraisal Practice established by
the Appraisal Foundation, and in conformance with the Standards of Professional Practice
of the Appraisal Institute. It is our further understanding that the payment for the appraisal
services will be the responsibility of the Village of Elk Grove. The fee to complete this
assignment will be $1,800.
The above fee quotes cover work under this contract only. Such items as legal
conferences, court testimony, or expansion of the appraisal to include condemnation
damages or for purposes not specified herein will be billed at our standard prevailing per
diem rate of $1,500 or, $150 per hour.

Any unpaid balance after 30 days of the dated invoice will be subject to a 1.5 percent per
month or 18 percent annual interest rate, charged and computed on the unpaid balance.
If the above terms are agreeable, please sign and return this letter to our office.
Performance of this contract and fees developed hereunder is predicated upon free
access to all properties and, surveys, leases and income and expense information being
furnished promptly as requested.
If you have any inquires concerning the inclusion or exclusion of items covered by the
appraisal or concerning the valuations set forth in the appraisal, they must be transmitted
in writing to Appraisal Systems no later than 30 days after receipt of the appraisal. If no
inquiries in writing are transmitted to Appraisal Systems within the above stipulated period,
the complete appraisal and valuation set forth therein shall be deemed to have been
acceptable.
This appears to be a challenging and interesting assignment, and we look forward to
being of service to you. Upon receipt of your authorization we will immediately proceed
to complete this assignment within 2-3 weeks.
