HomeMy WebLinkAboutORDINANCE - 3904 - 6/17/2025 - PRIME DATA CENTERS 1550, 1600, 1650 HIGGINS RESUBDIVISION 1 LOT TO 3 LOTSORDINANCE NO.3904 AN ORDINANCE RESUBDIVIDING ONE LOT INTO A THREE LOT SUBDIVISION AND THE GRANTING OF SEVERAL VARIATIONS OF THE ZONING ORDINANCE FOR PROPERTIES LOCATED AT 1550, 1600 AND 1650 E. HIGGINS ROAD (PRIME DATA CENTERS, LLC) WHEREAS, the Plan Commission, acting as a Zoning Commission, at a Public Hearing duly called and held according to law, considered the petitions from Prime Data Centers LLC to resubdivide the properties located at 1550 E. Higgins Road, 1600 Higgins Road and 1650 Higgins Road, Elk Grove Village from one (1) lot to three (3) lots and grant certain variations of the Zoning Ordinance associated therewith; and WHEREAS, the Mayor and Board of Trustees of the Village of Elk Grove Village, after considering the recommendation and findings of said Plan Commission find and believe it to be in the best interest of the Village that said properties be resubdivided to three lots, together with the granting of variations of the Zoning Ordinance as recommended by the Plan Commission. NOW THEREFORE, BE IT ORDAINED by the Mayor and Board of Trustees of the Village of Elk Grove Village, Cook County and DuPage, Illinois as follows: SECTION 1: That approval is hereby given to the Final Plat of Subdivision identified as Prime Data Centers - ORD01, being a subdivision of part of the southeast quarter of the southeast quarter of Section 22, Township 41 North, Range 11 East of the Third Principal Meridian in Cook County, Illinois, a copy of which is attached hereto and made a part hereof as if fully set forth. SECTION 2: That pursuant to Public Hearing and the recommendation and findings of the Plan Commission, the following variations are hereby granted: 1. A variation from Section 7-1 Schedule of Bulk and Yard Requirements and Regulations for Floor to Area Ratio (FAR) to exceed the maximum of 80%, for Lot 1 the FAR is permitted to be approximately 123%, for Lot 2 the FAR is permitted to be approximately 118%, and for Lot 3 the FAR is permitted to be approximately 112%; and 2. A variation from Section 4-2-F.3 to allow the proposed three lots to function as a single lot for off -site vehicle parking requests; and 3. A variation from Section 3-2-F of the Zoning Ordinance to exceed the maximum height of twenty (20') feet for accessory structures in order to allow the generator buildings at a height of seventy-five (75') feet. SECTION 3: That this Ordinance shall be in full force and effect from and after its passage and approval according to law.
