Zoning Variation — Docket #25-1, 1531 Oregon Trail
Chairman Childress called the meeting to order at 7:00 p.m. and read a statement describing the hearing
notification procedure as well as the legal notice.
Section 3-2-E: (1)(a) prohibits a shed from being over (150) one hundred fifty square feet in size. The
petitioner is requesting to install a shed at (160) one hundred sixty square feet.
The petitioner, Donato Latrofa (Owner of Record) was sworn in and asked to state his case for
requesting a zoning variation.
The petitioner stated he wanted to install a new 10'x16' prefabricated shed to replace a current 7'x10'
deteriorated shed. The larger shed would be used to store the items currently in his garage attic space
which will soon be converted to a home addition and doesn't have any place else to store the items.
Chairman Childress opened the meeting to questions from the board.
Member Fowler asked the petitioner about the location of the new shed compared to the old shed.
The petitioner stated that the new shed will be in the same location and be placed on a concrete slab.
Member Glimco asked the petitioner if he had a basement to store the extra items from the garage
attic.
The petitioner stated that his basement was full and had nowhere else to store the items.
Member Rawleigh stated a valid hardship was not presented.
Members Bookler, Garcia, Serrano and Spragg had no questions.
Chairman Childress stated that no utilities or drainage issues appear to conflict with the shed placement.
The Community Development Department stated they had received no phone calls or emails and had no
objection to the variation request.
Chairman Childress asked if there were any additional comments or questions from the Members or the
public.
Dorothy Negri, 1529 Oregon Trail, spoke in favor of the shed.
Members had no additional questions.
Chairman Childress called for the motion.
A motion to DO GRANT a variation to permit the installation of a 10'x16' shed which will exceed the
zoning code by ten (10) square feet was made.
The motion was made by Member Glimco and seconded by Member Bookler.
Upon voting (AYES — Bookler, Childress, Fowler, Garcia, Glimco, and Spragg)
(NAYES- Serrano and Rawleigh)
(ABSENT— None)
(Recused — Latrofa)
The motion carried.
Chairman Childress advised the petitioners to contact the Village Clerk and be available for the
subsequent Village Board Meeting on March 25, 2025.
Chairman Childress called for a motion to adjourn.
The motion to adjourn was made by Member Bookler which was seconded by Member Rawleigh.
The motion carried.
