Zoning Variation — Docket #25-4, 1377 Volkamer Trail
Chairman Childress called the meeting to order at 7:00 p.m. and read a statement describing the hearing
notification procedure as well as the legal notice.
Section 3-3-B: (2) prohibits fences from being constructed beyond a line extended from the nearest front
corner of the principal building located on an adjacent single-family residential lot. The petitioner is
requesting to install a six (6') foot high fence which will extend approximately thirteen (13') feet beyond the
nearest front corner of the principal structure on the adjacent single-family residential lot to the southeast
at 1433 Meegan Way.
The petitioner, Daniel Zdrodowski (Owner of Record) was sworn in and asked to state his case for
requesting a zoning variation.
The petitioner stated he wanted to install a new six (6') foot fence to allow the fence to be positioned in a
more practical location that would ensure the yard can be fully enclosed without dividing it in a
manner that disrupts both the functionality and appearance of the space. Specifically, he would like to
place the fence in a way that would allow for a trampoline and a future above ground pool to improve
the usability of his outdoor space, providing a secure and private environment for his family and pets.
Chairman Childress opened the meeting to questions from the board.
Member Spragg asked the petitioner for the reason why he needed the extra space.
The petitioner stated that he laid out the backyard to fit a fifteen (15') foot trampoline and a future
eighteen (18') foot round above ground pool and maintain some free open space for his children and
pets to play in.
Chairman Childress stated that no sigth line issues appear to conflict with the fence placement.
Members Bookler, Fowler, Glimco, Garcia and Rawleigh had no questions.
Chairman Childress asked if there were any additional comments or questions from the Members or the
public.
The Community Development Department stated they had received no phone calls or emails and had no
objection to the variation request.
Members had no additional questions.
There was no public in attendance.
Chairman Childress called for motion.
A Motion to DO GRANT a variation to permit the installation of a six (6') foot high fence which will
extend approximately thirteen (13') feet beyond the nearest front corner of the principal structure on
the adjacent single-family residential lot to the southeast at 1433 Meegan Way was made by Member
Glimco and seconded by Member Rawleigh.
Upon voting (AYES — Bookler, Childress, Fowler, Garcia, Glimco, Rawleigh, and Spragg)
(NAYES- None)
(ABSENT — Latrofa and Serrano)
The motion carried.
Chairman Childress advised the petitioner to contact the Village Clerk and be available for the
subsequent Village Board Meeting on August 12, 2025.
Chairman Childress called for a motion to adjourn.
The motion to adjourn was made by Member Glimco which was seconded by Member Garcia.
The motion carried.
The meeting adjourned at 7:10 p.m.
Respectfully submitted,
