EXHIBIT “A”
Special Circumstances
1951 Touhy Avenue, Elk Grove Village, Illinois
The real estate tax assessment on the subject property assuming a full occupancy is detrimental to the property.
The ceiling height of the warehouse portion of the building is approximately 18 feet which is generally the minimum necessary for efficient warehouse operations, current construction
standards would dictate 18-24 feet for newer buildings competing in the market.
The building is approximately 18,400 square feet in size but contains only one warehouse loading dock door. This is detrimental to the property since warehouse property of this size
should contain more than one loading dock for efficient operation.
The office portion of the building (approximately 9% of the building) is not optimally configured and may require modification to maximize the same. Additionally, the telecommunication
lines are not optimal and may require upgrade and modification to maximize efficiency.
