PLAN COMMISSION MINUTES
October 6, 1993

Chairman Glass called the meeting to order at 8:00 p.m.
Item A: KMF Plat of Subdivision
Phillips stated that the plat of subdivision divides the 1.4 acre
one lot property into two lots. Currently, the parcel contains two
buildings that are connected by a masonry link. The address of the
buildings are 2636 and 2638 United Lane. The intent of the building
owner is to demolish the link, thus providing two separate buildings
for resale.
Commissioner Ayers questioned who is the owner of the 2636 and
2638 buildings. Phillips stated that the owner is located at 2680
United Lane.
Commissioner Ayers questioned the intent of the subdivision.
Phillips stated that there is a potential buyer for the 2636 building.
Phillips was unsure of the future plans for 2638.
Chairman Glass questioned the means of egress and ingress for the
property. Kracht stated that as a result of the subdivision the
property owner will need to provide for an additional driveway for
ingress/egress to the properties. Phillips stated that the property
owner has applied for a building permit to comply with this provision.
Chairman Glass questioned if the petitioner has received the
results of the review process by the Illinois Department of
Conservation (IDOC) . Phillips stated that since the land is already
developed, the IDOC waived the review process. Phillips gave a copy
of the IDOC waiver statement to staff.
Chairman Glass noted that there is one minor change that needs to
be done to the plat. According to a September 23 memo from Assistant
Village Engineer, the plat must indicate that United Lane is
heretofore dedicated instead of hereby dedicated.
Upon further deliberation, Commissioner Henrici moved to approve
the plat of subdivision conditional upon the minor change to indicate
that United Lane is heretofore dedicated. Commissioner McAllister
seconded the motion. The motion carried unanimously (Parker ABSENT) .
Adjournment:
Commissioner Henrici motioned to adjourn the meeting.
Commissioner McAllister seconded the motion.
Chairman Glass adjourned the meeting at 8:35 p.m.
