PLAN COMMISSION MINUTES
December 1 , 1993

Secretary Geinosky called the meeting to order at 8:10 p.m.
Item A: North Suburban Clinic Screening Plan
Geinosky reviewed the minutes from the November 17 Plan Commission
meeting on this item.
Sussholz stated that a letter was sent to the three residents that
abut the property to the south requesting that they select one of two
choices:
1 ) 8 foot fence only; or
2) 8 foot fence placed on top of a 1 1/2 to 2 foot berm
Sussholz stated that all three residents chose the
fence and berm.
Geinosky opened the meeting to public comment. A Ms. Duoba of 582
Bristol Lane expressed concern over the proximity of the parking lot to
her property and possible drainage problem.
Sussholz stated that a catch basin will be installed to convey
storm water from that area to a storm sewer on Riesner. Boffice
further stated that the catch basin will improve the storm water
drainage in the area.
Duoba question if some of the parking spaces could be removed to
move the fence farther north. Boffice stated that currently there are
12 extra parking spaces , however, those extra spaces will be needed for
a future building addition.

Sussholz reiterated that they would like to install all the
parking spaces now for the clinic and future addition.
Commissioner Meyers stated that in the Plan Commission minutes for
November 17, 1993 the fence for this property was described to wrap
around to the east side of the lot when it should read to the west side
of the lot. In addition, Commissioner Meyers did not read in the
minutes that a consensus was reached by the Commission to reduce the
exterior parking stall depth to 17 feet. Farrell stated that the
minutes will be amended.
Chairman Glass question if the screening plan had been revised
since the last meeting. Sussholz stated that the plan had been revised
to provide for the 12 foot greenspace at the south end of the lot and
an 8 foot fence. In addition, all exterior parking stalls were reduced
to 17 feet in depth. Sussholz noted that a berm had not been included
in the most recent plans.
After further deliberation the Plan Commission voted to approve
the North Suburban Clinic Screening Plan conditional upon the inclusion
of a 1 1/2 to 2 foot berm at the south end of the lot. Upon voting,
all AYES (Paliganoff, Parker ABSENT) . The motion carried unanimously.
In addition, the Plan Commission voted to allow under Section.
3.94B of the Village Zoning Ordinance seventeen(17) foot paved parking
stalls with 2 feet of overhang for all of the exterior lot line parking
stalls. Upon voting, all AYES (Paliganoff, Parker ABSENT) . The motion
carried unanimously.
Adjournment
Commissioner Ayers motioned and Commissioner Meyers seconded to
adjourn the meeting.
Chairman Glass adjourned the meeting at 8:50 p.m.
