Chairman Glass called the meeting to order at 8:15 p.m.
Item A: Master Motors, 1280 Howard - Special use Permit
The Plan Commission reviewed the screening/parking plan for the
rear parking lot of 1280 Howard. It was noted that the 13 storage
spaces will be screened by a six(6) foot chain link fence with metal
slats. In addition, three(3) employee parking spaces are provided.
Commissioner Meyers mentioned that while he would vote in favor of
the Special Use Permit he does not believe that automotive repair
facilities make good neighbors in the Industrial Park. Commissioner
Meyers specifically mentioned that he did not want to see the parking
lot being used as a junk yard.
Chairman Glass agreed and stated that a two(2) year time limit
should be placed on the Special Use Permit. It was noted the Master
Motors lease is for a two(2) year period. The petitioners plan to buy
the property after the first year of the lease. It was the consensus
of the Plan Commission to renew the Special Use Permit if Master Motors
is operating as intended with no painting or body repair performed and
that they keep their premises clean.
After further deliberation, Commissioner Meyers motioned to
recommend the Village Board approve the petition for Special Use Permit
for a two(2) year period conditional upon the provision that there will
be no painting or body repairs performed and that the attached
screening/parking lot plan be adhered to. Commissioner McAllister
seconded the motion. Upon voting, the motion passed unanimously
(Geinoksy, Paliganoff, Henrici, ABSENT) .
