Ayers J. McAllister D. Paliganoff R. Guzzardi Absent: C. Henrici J. Meyers Staff: R. Farrell, Administrative Assistant M. Pye, Assistant Village Engineer Petitioners: R. Trivedi Chairman Geinosky called the meeting to order at 8:00 p.m. Item A: Super 8 Motel - Special Use Permit Chairman Geinosky read the legal notice for the public hearing. Commissioner Feichter swore in the petitioner. Trivedi stated that they desire to build a 50 room Super 8 Motel at 2951 W. Touhy. It was noted that the property is currently vacant and is directly east of a storage facility. Chairman Geinosky noted that the Plan Commission has received two site plans for this development, one of which has not been reviewed by staff. Trivedi stated the most recent submittal addresses the comments from staff. It was noted that staff has not had the opportunity to review the most recent site plan, however, upon cursory review there have been some major revisions that deserve staff 's attention. Commissioner Ayers mentioned that he would like more information On the location of the cross drive easement and how traffic would flow between neighboring properties. Commissioner Paliganoff questioned if the petitioner will meet the 30 foot rear set back as required by staff. The petitioner stated that he has been trying to reach staff on this issue and is not sure if this requirement is necessary. Commissioner Paliganoff requested that staff address this requirement in the plan. Commissioner Paliganoff questioned if there are any Super 8 Motels in the area that are similar in appearance to the proposed motel. Trivedi stated that the Super 8 Motel in St. Charles on North Avenue and Clark is similar to the proposed design. Commissioner Paliganoff questioned the petitioner on the ownership of the property. Trivedi stated that ownership is dependent on the Special Use Permit and financing. Commissioner Paliganoff questioned the time frame on constructing the motel. Trivedi stated that upon receiving the building permit the motel would be constructed within 180 days. Commissioner Feichter stated that the Plan Commission should meet again on this item after staff has reviewed the most recent site plan. Chairman Geinosky expressed disappointment over the petitioners lack of preparation for the public hearing. Chairman Geinosky advised the petitioner that more information is needed, specifically, architectural renderings of the proposal, information on landscape planned for the property, reasons as to why this use is the best use for the property. In addition, Chairman Geinosky mentioned that the petitioner should look into getting appropriate representation to present their case for a Special Use Permit. Chairman Geinosky also mentioned the proposal for a rock crushing facility to the east of this property. The petitioner mentioned that the rock crushing proposal fell through due to the recent purchase of the property by a trucking firm. Chairman Geinosky asked that staff verify this statement. After further discussion Commissioner Ayers motioned and Commissioner Paliganoff seconded the motion to continue the public hearing on this item to January 4, 1995 at 8 p.m. Upon voting all AYES, the motioned carried unanimously (Meyers, Henrici ABSENT) . Adjournment: Commissioner McAllister moved and Commissioner GuZZardi seconded the motion to adjourn. Chairman Geinosky adjourned the meeting at 8:55 p.m. Respectfully submitted, l� Renee M.
