Chairman Glass called the meeting to order at 8:00 p.m.
Item 1: Patrick Flayers Builders—Sara's Court Landscape Plan(Merge Road)
Chairman Glass asked the petitioner to introduce himself.
P. Ayers introduced as himself as the representative for this project, and noted the Plan Commission had discussed
the landscape plan for this 10-lot subdivision at past meetings.
P. Ayers stated that the Commission had expressed concerns about Lot 5's view of the neighboring commercial
building, and noted that the current plan shows additional evergreen trees on Lot 5 to improve the screening.
P. Ayers stated the current plan includes a schedule of tree species and caliper as requested by the Village. 32
additional shrubs are shown along the east property line to fill in areas within the existing line of trees and shrubs
that had been thinned during construction. Additional shrubs have been added to Lot 10 to further improve
screening.
P. Ayers addressed staff comments regarding the construction of a screening fence along the east property line to
screen the subdivision from the Manor Care facility. He stated a fence could be installed if he was so directed,but
felt that the line of trees and shrubs is adequate given the size of existing trees along the east property line.
P. Ayers addressed staff comments regarding the intermingling of parkway tree species. He stated his preference to
keep the parkway trees grouped as proposed to improve the appearance of the street. P.Ayers noted that this is a
small subdivision and includes few parkway trees.
Commissioner Hauser questioned why the tree species could not be intermingled. P. Ayers stated they could be,
but the grouping of like species provides an improved appearance for the subdivision. Commissioner Henrici stated
the subdivision is small enough that the number of parkway trees being proposed is insignificant.

Commissioner Sokolowski questioned if the requirement to intermingle tree species is to prevent the spread of
disease. P. Ayers responded that disease prevention is the purpose of the requirement, and that the number of
subject trees is small enough to not become a significant public concern.
Commissioner Geinosky stated that he preferred the proposed screening plan along the east property line as
opposed to the installation of a fence. The existing trees and proposed shrub plantings will be attractive and his
preferred alternative. Commissioner Henrici stated that residential character of the Manor Care facility reduces his
concerns about screening along the east property line.
Commissioner Paliganoff questioned what sort of warranty is offered to replace any of the proposed plantings. P.
Ayers stated he agreed to a 2-year commitment on the plantings.
There being no further questions or comments, Chairman Glass asked for a motion on the proposed Landscape
Plan. Commissioner Geinosky moved to approve the Sara's Court Landscape Plan as proposed. Commissioner
Henrici seconded the motion. Upon voting(Glass,Geinosky,Hauser,Henrici,Paliganoff, Sokolowski,AYES,
Meyers,Thompson, Absent)the motion carried.
Item 3: Adjournment
Chairman Glass asked for a motion to adjourn. Commissioner Henrici moved to adjourn and Commissioner
Paliganoff seconded the motion. Upon voting(Glass, Geinosky,Hauser,Henrici,Paliganoff, Sokolowski,AYES,
Meyers,Thompson,Absent) the motion carried.
The meeting was adjourned at 8:30 p.m.
