Phillips, Chairman M. Coffman R. Herrick P. Kaplan J. Oliveto Absent: K. Zizzo Staff: J. Zaucha, Plan Reviewer Commercial Zoning Variation - Docket 95-11 2080 E. Lunt Avenue and 2100 - 2140 E. Lunt Chairman Phillips called the meeting to order at 7:05 p.m. and summarized the legal notice for the hearing. (This meeting was originally set for September 13, 1995, but was continued due to the lack of information the Board was requesting.) The Plan Reviewer, James Zaucha recorded minutes because the court reporter did no attend the hearing. Jaeger, Nickola & Associates Ltd. , who will be the architectural firm involved with designing the proposed building link, was represented by Scott Prestangen. Mr. Prestangen exhibited an illustration showing the proposed link and parking areas. The Zoning Board of Appeals discussed areas of concern which included the following: - Fire Department access; - means of egress; - reduced parking area; - fire suppression, and - type of construction. It was noted that the Elk Grove Fire Department inspected the property and gave verbal approval to link the buildings. It was found that although parking would be reduced, there would still be adequate parking facilities available. Mr. Kaplan motioned for a vote which was seconded by Mr. Herrick. The vote was unanimously in favor of granting the variation with the following stipulations: 1. It was stressed that the Elk Grove Village Fire Department be involved with plan review. Construction of the building link would follow all guidelines set forth by the Fire Department. 2. In the event that one of the two properties were to be sold, the existing owner of the property will remove the link and restore the area to an acceptable condition.
