Rodgers P. Kaplan J. Franke J. Walz Staff: J. Zaucha, Plan Reviewer Zoning Variation - 554 CHARRING CROSS ROAD - Docket #00-10 Chairman Phillips called the meeting to order at 7:41 P.M. and summarized the legal notice for the hearing. Petitioner, Mr. McKay was sworn in and asked by Mr. Phillips to state his case. Mr. McKay explained he owns two vans which he wishes to protect from the wear and tear of parking outside. Mr. McKay indicated that due to no public transportation being available, the vehicles are needed to commute to work. Mr. McKay stated that at night, animals such as raccoons have climbed upon the vehicles and scratched up the paint. Mr. McKay indicated that he has to move his vehicles in the street each time his two boys wish to play basketball in the driveway. Mr. McKay also stated that he originally pursued constructing a detached garage in his rear yard, but was denied an easement encroachment waiver by ComEd. Mr. McKay submitted ComEd's notice of denial to the Board. Mr. Mckay also submitted several letters from neighbors which are in favor of approving the variance. Mr. Rodgers asked if Mr. McKay's neighbor had received a waiver to encroach into the rear easement with a detached garage. Mr. McKay responded yes, because at the time their electrical service was being upgraded. Mr. Walz asked if it would be Mr. McKay's preference to install a detached garage. Mr. McKay indicated that at this point, he would prefer to construct the addition. Mr. Walz asked if the side yard would be able to be maintained. Mr. McKay responded, yes. Mr. Kaplan asked if rain gutters are going to be installed. Mr. McKay responded, yes. Mr. Phillips asked if the driveway is going to be replaced. Mr. McKay responded, yes. Mr. Phillips voiced concern over an existing parkway tree. Mr. McKay indicated the tree would not be effected. Page 2 Mr. Rodgers asked what type of roof would be constructed. Mr. McKay indicated that a hip style roof would be installed. Mr. Richard Sloger of 564 Charring Cross Road expressed to the Board his desire for the variance to be approved. At 8 : 07, a vote was taken which was unanimously in favor of approving the variance request. The petitioner was advised to contact the Village Clerk's office to confirm that he would be on the next Village Board agenda. The meeting was adjourned at 8:10 P.M. Respectfully submitted, James S.
