Oliveto T. Rodgers J. Franke J. Walz G. Schumm Staff: J. Zaucha, Plan Reviewer Zoning Variation: Docket #00-15 - 849 DELPHIA AVENUE Chairman Phillips called the meeting to order at 7:00 P.M. and summarized the legal notice for the hearing. Mr. & Mrs. Richard Bregenzer were sworn in and asked to state their case. Mr. Bregenzer explained the existing concrete stoop and planters are in need of replacement. Mr. Bregenzer stated the proposed deck and roof overhang are cosmetically desirable and practical for providing shelter from the elements. Mr. Bregenzer also indicated the vinyl decking would provide a maintenance free solution. Mr. Bregenzer indicated the deck would measure 7' -0" wide by 18' -7" long. The deck and roof overhang would encroach a maximum of 6' -0" into the 25 foot setback. Mr. Oliveto asked if Mr. Bregenzer would be performing the work himself. Mr. Bregenzer indicated that he has hired a contractor. Mr. Oliveto asked if the roof overhang was part of the variance request. Mr. Zaucha indicated that both the roof overhang and the deck are included in the variance request. Mr. Schumm asked if any neighbors have made any comments. Mr. Begenzer responded, no. Mr. Schumm asked if the contractor has drawn any plans. Mr. Bregenzer indicated that a preliminary sketch of the deck has been drawn. Mr. Penley commented that he feels the roof overhang would be a great asset to the property. Mr. Walz asked what type of roof style is being proposed. Mr. Bregenzer indicated a gable style roof would be constructed. Page 2 At 7:20, Mr. Penley motioned to grant the variance request to allow construction of a roof overhang and exterior deck which would encroach 6' -0" into the 25 foot front yard setback. Mr. Oliveto seconded the motion. A vote took place which was unanimously in favor of granting the variance. The petitioner was advised to contact the Village Clerk's office to confirm when they would be on the Village Board agenda. The meeting was adjourned at 7:20 P.M. Respectfully submitted, lJaomes S.
