Zaucha, Plan Reviewer Zoning Variation: Docket #00-19 - 935 RICHMOND COURT Continued from November 1", 2000 Chairman Phillips called the meeting to order at 8:30 P.M. and asked Mr. Loiacono to explain the type of compromise he is willing to make with his request. Mr. Loiacono began by apologizing to the Board and Mrs. McNamara (941 Richmond Court) , for previously not sharing with Mrs. McNamara, his plans to construct the garage addition. Mr. Loiacono then explained that he is now willing to locate the garage 1 . 5 feet further back from the front of the existing garage, and 1 . 0 feet further away from the side property line. The proposed addition would now be setback a total of 3. 5 feet from the front of the existing garage and have a 4 . 0 encroachment into the required 8. 0 foot side yard setback. Mr. Kaplan commented that the revised layout reflects a boxed-out area towards the rear of the proposed addition. Mr. Loiacono explained that the architect added the space for storage, and pointed out to the Board that the additional storage space would be located 8 feet from the side property line. Mrs. Wayne McNamara of 941 Richmond Court was present and expressed her concern for possible drainage problems. Mr. Loiacono explained that gutters would direct drainage to the driveway and then to the street. Page 2 Mr. Franke asked if the property would be paved along side of the house. Mr. Loiacono indicated that he plans to install a concrete or brick paved sidewalk from the front of the garage to the rear yard. The Board further discussed drainage issues. Mr. Zaucha explained that given the proposed roof design, a combination of rain gutters and a properly graded driveway can prevent potential drainage problems. Mr. Penley asked the petitioner and Mrs. McNamara if they are both satisfied with the amended variance request. Both parties indicated they are satisfied. Mr. Zaucha requested that prior to voting, the Board consider the type of roof overhang which would be acceptable. After a short discussion, it was determined that a maximum 12. 0 inch roof overhang would be acceptable. At 9: 00, Mr. Franke motioned to approve the amended variance request, which would allow, a maximum 4 . 0 foot side yard encroachment, plus a maximum 12. 0 inch decorative roof overhang. Mr. Penley seconded the motion. A vote took place which was unanimously in favor of approving the amended variance request. The petitioner was advised to contact the Village Clerk's office to confirm when the docket would be on the Village Board agenda. The meeting was adjourned at 9: 05 P.M.
