Acting Chairman Paul Kaplan called the meeting to order at 7: 00
P.M. and summarized the legal notice for the hearing. Representing
Christus Victor Lutheran Church; Mr. Steve Scholten was sworn in
and asked to state his case.
Mr. Scholten explained the proposed clerestory tower is desired for
providing natural light to the sanctuary. Mr. Scholten also stated
the clerestory tower, in combination with the proposed spire, will
function as a " gathering and welcome beacon" for the church.
Mr. Schumm asked if existing trees will need to be removed for the
addition. Mr. Scholten responded, yes. Mr. Schumm asked if any
neighbors have complained about the proposal . Mr. Scholten
responded, no.
Mr. Kaplan noted for the record that on March 21", Mrs. Virginia
Olino of 7 Lonsdale Road spoke with the Village Clerk over the
telephone; expressing her concern for increased water runoff from
the church property.
Mr. Franke asked for clarification of the structure's proposed
height. Mr. Zaucha explained the zoning ordinance establishes the
maximum allowable height of a structure by using the mean elevation
of the roof. Mr. Zaucha indicated that although the ridge of the
proposed gable roof will be approximately 42 feet in height, the
mean elevation of the gable roof will be 39 feet. Franke asked if
the spire would be illuminated. Mr. Scholten indicated that the
church would like to illuminate the spire.
Mr. Childers asked if lightning protection is required for the
spire. Mr. Zaucha responded no, but that if it were provided, it
would be required to comply with the National Electrical Code.

Mr. James Kinnard of 37 Lonsdale Road expressed his concern of an
existing water run-off problem from the church property and a
concern that the building addition and parking lot expansion would
exasperate the problem. Mr. Kinnard indicated that existing 4 inch
roof drains for the church building discharge significant amounts
of water and drain directly into the rear yards of properties along
Lonsdale Road.
Mr. Scholten indicated the project civil engineer would address the
issue. Mr. Kaplan asked Mr. Zaucha if the EGV Engineering
Department would address the problem. Mr. Zaucha indicated that
civil drawings have not yet been submitted for review, but the
Engineering Department would be advised of the problem.
Mr. Gary Morrill of 54 Brantwood Avenue expressed his concern that
given the church property is located at a significant higher
elevation than his property, the proposed height of the tower and
spire would appear to be that much taller.
At 7:23, Mr. Franke motioned to approve the proposed clerestory
tower, which was seconded by Mr. Walz. A vote was taken which was
unanimously in favor of approving the variance request . Mr.
Childers then motioned to approved the proposed spire, which was
seconded by Mr. Walz. A vote was take which was unanimously in
favor of approving the variance request.
The petitioner was advised to contact the Village Clerk's office to
confirm that they would be on the next village Board agenda. The
meeting was adjourned at 7:25 P.M.
