Zoning Variation — Docket# 02-8— 227 Parkchester Road
Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal
notice. The petitioner, Mr. James Heinicke was sworn in and asked to present
his case.
Mr. Heinicke explained that they needed a fourth bedroom to provide an office for
his wife for her business out of the home. He further explained that they
considered expanding the home by building out towards the front of the house
and also by adding a second story to the house.
Mr. Schumm asked for further clarification regarding possible alternatives for the
location of the addition. The petitioner stated that the proposed location was the
only feasible solution.
Mr. Oliveto inquired as to how the roofline would be tied into the existing house.
The contractor, Mr. Rob Schweigerd of Timbercraft, described the design as
being a gable roof tied into the existing gable. Mr. Oliveto asked if the petitioner
had contacted his neighbors. Mr. Heinicke stated that he had and that none of
them voiced any objections.
Ms. Kreutzer asked if the addition would create a drainage problem.. Mr. Trudan
stated that it would not due to the distance from property lines.
Mr. Penley asked for a description of the foundation which was described by the
petitioner as a crawlspace design.

Further discussion ensued pertaining to notification procedures, what effect the
addition would have on neighboring properties and whether or not there would be
any conflicts with utilities.
Mr. Trudan asked for details about the nature of the business being run from the
home to determine whether or not it constituted a home occupation, which would
be prohibited by the Zoning Ordinance.
Roselyn Murphy of 225 Parkchester stated that she had no objections to the
proposal.
A motion was made by Mr. Penley to grant the variation which was seconded by
Mr. Childress. The motion was passed by a unanimous vote.
The petitioners were advised to contact the Village Clerk to find out when the
matter will be considered by the Mayor and Board of Trustees, and were directed
to attend the Village Board meeting.
The meeting was adjourned at 7:20 P.M.
