Dir, Community Development Zoning Variation— Docket# 02-9-• 1560 Idaho Place Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal notice. The petitioner, Mr. Lance Tortorici was sworn in and asked to present his case. Mr. Tortorici explained that the house is located on a corner lot and that the original owner had the house oriented with the house fronting on the widest part of the lot. He further explained that by doing this the size of the rear lot was minimized and consequently there was little room for expansion into the back yard. Mr. Franke asked if the room would be designed for seasonal use or a room addition. The petitioner stated that the room would be a three season sunroom. Mr. Franke asked if the petitioner's neighbors had given him any feedback regarding this project. The petitioner said they had not. Mr. Oliveto asked if the petitioner had considered any alternative locations for the sunroom and if he considered rotating the room 90 degrees to lessen the variation. Mr. Tortorici explained that they preferred the proposed location since it would be located directly off of the kitchen area, and rotating the room would result in blocking an existing garden window. Mr. Walz asked if the neighbor to the rear of his property knew about this proposal. The petitioner stated that he did not know. Mr. Penley asked if the new sunroom would cover up an existing basement escape window. The petitioner stated that the window would be covered but that he planned on constructing an access hatch in the floor of the new sunroom. Mr. 2 Penley stated that he would have preferred that the petitioner provide more detailed drawings as part of his presentation to the ZBA. Mr. Trudan explained that the current building code would require an escape window only if a bedroom was located in the basement. He also explained that complete construction drawings would be required and reviewed by the Department of Engineering and Community Development prior to the issuance of a permit. Mr. Schumm explained that he shared Mr. Penley's preference to have a more detailed presentation to evaluate, Mr. Trudan explained the permit and inspection process that would be performed by the Department of Engineering and Community Development. A motion was made by Mr. Franke to grant the variation, which was seconded by Mr. Walz. The motion was passed by a unanimous vote. The petitioners were advised to contact the Village Clerk to find out when the matter will be considered by the Mayor and Board of Trustees, and were directed to attend the Village Board meeting.
