Dir., Community Development Zoning Variation — Docket# 03-02— 1245 Hemlock Drive Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal notice. The petitioner, Mr. John Long was sworn in and asked to present his case. Mr. Long explained that the variation was necessary to construct an adequately sized garage due to the size of the lot and the location of the principal structure. He stated that building the garage in a location that conformed to the setback requirements of the Zoning Ordinance would place it approximately one foot from the house, and also make it more difficult to maneuver vehicles into and out of the garage. Mr. Childress asked how close the new driveway would be to the adjacent property. Mr. Long stated that there was enough room to facilitate the construction of the driveway with a green area of approximately two feet between the driveway and the lot line. Mr. Oliveto asked if any of the neighbors had objected to the project. Mr. Long stated that he discussed it with the neighbor next door and there were no objections voiced by the neighbor, Mr. Schumm asked if final construction drawings had been prepared for the garage and inquired about what would be done with the existing attached garage. Mr. Long explained that drawings had not yet been prepared and that the existing garage would be convened to a bedroom. Mr. Schumm then asked if there would be a drainage problem created by the project. Mr. Long explained that the Village Engineering Department would evaluate and approve final grading for the property. Mr. Walz asked about fencing on the property and expressed a concern that the area around the new garage must be maintained so that it does not become an eyesore for the neighbors. Mr. Franke inquired about drainage concerns and added that the Village recently completed drainage improvement projects in that area. A motion was made by Mr. Childress to grant the variation as described in the legal notice. The motion was seconded by Mr. Oliveto and passed by unanimous vote. The petitioner was advised to contact the Village Clerk to find out when the matter will be considered by the Mayor and Board of Trustees, and was directed to attend the Village Board meeting.
