Oliveto T. Rodgers J. Franke G. Schumm Staff: V. Zaric, Plan Reviewer, Community Development Zoning Variation— Docket#03-4— 498 Franklin Ln. Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal notice aloud. The petitioner, Phillip Graff, was sworn in and asked to present his case. He began the presentation explaining that by having a corner lot he has very small back yard and no place to build a garage in the back yard. The second option would be to build a garage on the other side of the house from the existing two car garage. That solution would not look architecturally attractive. The proposed position of the third car garage makes the most sense because the existing two car garage is on that side. Mr. Kaplan asked how many years the petitioner has been living in Elk Grove Village. The petitioner answered that he grew up in the Village and would like to raise his family here. Mr. Schumm inquired about the neighbor's opinion in this matter. He also asked for the potential drainage problems. The petitioner explained that the neighbors agree with the proposed third car garage and were pleased with the previous projects done around the house. The site drainage was checked by the Engineering Department and was approved. Mr. Franke inquired about how many cars the petitioner has and would he consider another location for the garage. The petitioner answered that he and his wife own two cars and two Harley Davidson motorcycles. They need one more garage to park their vehicles. Mr. Franke also asked if the existing shed is going to stay if the variation is granted. The petitioner explained that he would like to keep it unless the Village code requires it to be removed once the proposed garage is built. Mr. Oliveto inquired about the big tree in front of the proposed garage. The petitioner explained that his intention is to keep the tree. But if it has to be removed to accommodate a car entering into garage, he would plant another big tree close to the existing one. Ms. Oliveto also inquired about the driveway for the proposed garage. The petitioner explained that he is planing to keep the existing driveway width at the street side and have it widen toward the entrance into the garage. Mr. Childress inquired about the site drainage and asked does the petitioner have a waiver from the utility companies. The petitioner explained that he has, waivers from all utility companies. He also pointed out that there is a storm sewer inlet in the back yard. Mr. Rogers inquired about the new roof at the proposed third car garage and how it is going to match with the existing roof. The petitioner explained that the current hip roof has to be changed if the third car garage is built. He does not have an architectural plan yet but one idea is to remove the hip roof over garage and build a new hip roof over the new three car garage. Mr. Rogers also inquired about the garage length, since the petitioner proposed 22'-24'garage length. The petitioner answered that he would like to have a garage as long as possible without relocating the existing kitchen window. Mr. Rogers inquired about the existing electrical meter positioned on the outside wall where the proposed garage is to be located. The petitioner explained that he already asked the electrical company about the meter relocation and the company said it would not be a problem. A motion was made by Mr. Schumm to grant the variation as described in the legal notice. The motion was seconded by Mr. Oliveto and passed by unanimous vote. The petitioner was directed by Mr. Kaplan to contact the Village Clerk to confirm which Village Board meeting they should attend for final approval. The meeting was adjourned at 7.23 P.M. / ll Respectfully submitted, anc Verica Zanc Plan Reviewer, Community Development C: Chairman and Members Zoning Board of Appeals, President and Board of Trustees, Village Clerk, Village Manager, Assistant Village Manager, Assistant to the Village Manager, Administrative Intern, Director of Engineering and Community Development, Director of Public Works, Fire Chief, Deputy Fire Chief(2), Assistant Fire Chief, Chairman and Members of Plan Commission
