Zoning Variation — Docket#03-5— 1721 Baltimore Dr.
Chairman Kaplan called the meeting to order at 7.00 P.M. and read the
legal notice aloud. The petitioner, Robert Martire, was sworn in and asked
to present his case.
He explained that he would like to build an attached third car garage and a
laundry room. The family owns a number of cars and does not want to
park them on the driveway. When they bought the house, there were no
models with three car garages in that subdivision. The petitioner bought a
corner lot house with the intention of adding a third car garage later on.
Mr. Kaplan inquired about the existing window on the wall where the
proposed addition would be located. The petitioner explained that it was a
laundry room window. The proposed enlarged laundry room would also
have a window.
Mr. Kaplan also asked about the big tree on the property.
The petitioner answered that he would like to move it to the other place in
the yard and preserve it.
Ms. Kreutzer said that she visited the petitioner's house and another house
in the neighborhood with the added third car garage on the same house
model. She did not have any objections.
Mr. Penley inquired about the new driveway and how far it would be from
the sidewalk.
The petitioner explained that he is planning to keep the existing driveway
width at the street side and have it widen toward the entrance into the
garage.
Mr. Walz asked has the petitioner selected the builder since he presented
architectural plans.
The petitioner answered that he has not selected the builder yet.
Mr. Oliveto asked how may people live in the house and how many cars
the family owns?
The petitioner answered that they are a family of four and that three of
them are driving.
Mr. Rodgers asked if the petitioner~ would consider moving the garage back
to avoid encroachment into the required side yard or building a detached
garage?
The petitioner explained that the proposed garage looks aesthetically
pleasing and that moving it back won't look appealing. Detached garages
are not common in the neighborhood.
Mr. Schumm inquired about the neighbors'opinion in this matter.
The petitioner presented a letter signed by several neighbors supporting
the proposed addition.
Mr. Schumm also inquired about potential drainage problems.
The petitioner stated that the proposed addition won't create any drainage
problems.
Mr. Kaplan asked if the audience had any questions.
Mr. Gerlinger from 1711 Baltimore Drive said that he supports the
proposed addition. He also mentioned that the proposed garage would not
obstruct the sight line for cars turning onto Biesterfield Road from
Baltimore Drive. He also mentioned that he would rather see a third car
garage addition then a detached garage.
A motion was made by Mr. Penley to grant the variation as described in
the legal notice. The motion was seconded by Ms. Kreutzer and passed
by unanimous vote.
The petitioner was directed by Mr. Kaplan to contact the Village Clerk to
confirm which Village Board meeting they should attend for final approval.
The meeting was adjourned at 7:20 P.M.
