Zaric, Plan Reviewer, Community Development Zoning Variation — Docket# 03-09 Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal notice. The petitioner, Mr. Carl Hahn was asked to present his case. Mr. Hahn stated that since the previous meeting he did a research about his property and learned that it was the smallest lot in the Village. He also showed the pictures of his back yard facing a wetland. Due to that fact, the proposed addition would have no visual effect on the neighborhood. Mr. Kaplan read a letter from the architect explaining that the original design of the house addition was downsized by 124 square feet. That revision reduced the Floor Area Ratio from 0.48 to 0.45. Mr. Hahn showed architectural drawings and explained how the area of the house addition was reduced. The revised drawings show the same number of added rooms but with different dimensions. Mr. Franke asked what rooms are to be added on each floor. The petitioner answered that they were adding a family room on the first floor and a master bedroom on the second floor. Mr. Shumm asked if the petitioner had any objections from the neighbors. Mr. Hahn answered that the neighbors did not have any objections to the proposed addition. Mr. Kaplan asked if the staff had any concerns. Ms. Zaric stated that Department of Community Development did not have any concerns regarding proposed addition. Ms. Kreutzer asked if the other additions in the neighborhood needed variations from the Zoning Ordinance regarding Floor Area Ratio. Ms. Zaric answered that they did not need variations. A motion was made by Mr. Franke to grant the variation as proposed. The motion was seconded by Ms. Kreutzer and passed by unanimous vote. Chairman Kaplan advised the petitioner to contact the Village Clerk to find out when the Village Board would be considering this finding. The meeting was adjourned at 7:21 P.M.
