PLAN COMMISSION MINUTES
February 5, 1992

Chairman Glass called the meeting to order at 8:05 p.m.
Item A:
Design Studio International petition to rezone property from I-1
to B-2 at 600 Busse Road. (Docket 92-1) Public Hearing.
The petitioners were sworn in by Acting Secretary, Henrici .
Galler stated the present use of lot 1 , zoned B-2, is for retail
and warehousing. Galler expects to use the additional 35 ft. from
the rezoning and resubdivision for future expansion of his facility.
Galler also noted that he plans to sell the rest of the property (190
ft. ) to a prospective buyer.
Glass stated that as a result of the resubdivision of Lot 2, 35
ft. from Lot 2 will be added to Lot 1. Glass also stated that 35 ft.
addition is the area being rezoned from I-1 to B-2.
Commissioner Paliganoff expressed concerned over the possible
development being located on a flood plain. Staff replied the property
is in an area of minimal flooding (Zone C) and development on the
vacant property is permittable.

There were no comments from the audience.
Commissioner Henrici motioned to recommend that the Village Board
rezone the property from I-1 to B-2. Commissioner Parker seconded the
motion. The motion carried unanimously.
Commissioner Henrici motioned to approve the plat of subdivision
subject to staff approving the final submission. Commissioner Parker
seconded the motion. The motion carried unanimously.
Item B:
Hamilton Partners (Kunas Farm) request for landscaping in overhang
parking per Section 3.94 (B) of the Zoning Ordinance.
Berlinghoff requested that the paved portion of the 2 ft.
overhang parking along the perimeter of Nerge and Meacham and along
the main entrance way be landscaped. Berlinghoff stated that instead
of paving the entire length of the stall (19 ft.) , only 17 ft. would be
paved with a front portion of 2 ft. as overhang which would be
landscaped.
Berlinghoff stated this alteration would affect every outer
stall and along the main drive, about 10% of the total stalls.
The Commission asked how this would affect snow removal .
Berlinghoff stated that this change would not impede snow removal
efforts.
Berlinghoff also noted that this will give them more area along
the main entrance corridor for landscaping. Berlinghoff stated the 2
ft. overhang will also be used to provide for the gradual grading area
for the 8 ft. drop to the shopping center.
Commissioner Henrici expressed concerned about the aisle space
where the strip center fronts Nerge Road. Berlinghfoff stated that
area can be excluded; however, he will return if a problem arises.
Commissioner Henrici motioned to approve the request excluding the
shopping center frontage along Nerge. This issue will be discussed
under the landscaping plan if needed. Ayers seconded the motion, the
motion carried unanimously.
Berlinghoff noted the following minor changes have been made
to the site plan:
1. The building will be shifted 5 ft. to the south in
order to add and architectturally balance three tower
colonials; and

2. The center has been given the name "The Towers".
Henrici motioned to adjourn the meeting. Ayers seconded the
motion.
Chairman Glass adjourned the meeting at 9:50 p.m.
