225 Bond Street
The Committee discussed the petition by 225 Bond Street L.L.L. to resubdivide the property at
225 Bond Street to consolidate two (2) separate lots into one (1) lot. The purpose of the
resubdivision is to facilitate the connection of two existing buildings for use by Jackson Spring &
Mfg. Company.
The Committee discussed that the proposed connection between the two buildings will eliminate
the one-way drive aisle necessary to exit the lot behind the southern building. Staff explained that
there is sufficient parking for the use in the north parking lot,and that the smaller,southern parking
lot is not necessary to meet parking requirements.
Since the southern parking lot does not have appropriate access and is not needed, the Village
would normally require this paved area to be removed. However, the Fire Department requested
that the pavement be kept to facilitate a possible emergency response access to the rear of the
building, the pavement will also make facilitate necessary access for utilities. This "No Parking
Agreement" will be recorded against the property so that all future owners are aware the paved
area behind Parcel 2 cannot be used as a parking lot.
The Committee noted that the "No Parking" signage planned for the lot would not be enough to
keep cars from using the southern drive aisle in the first place. The Committee discussed that the
addition of a "No Parking in Rear" signage adjacent to the southern drive aisle at the front of the
building should be required.
The consensus of the Committee was to recommend the approval of the petition with the following
condition:
A "No Parking in Rear" sign must be posted on the front of the building adjacent to the
southern service drive aisle.
