Elk Grove Village Plan Commission
Wednesday, September 17, 1980
The regular meeting of the Plan Commission was called to order at 8:00
p.m. on Wednesday, September 17, 1980 in the Multi-Purpose Room of the
Municipal Building, 901 Wellington Avenue.

Comprehensive Master Plan
Kenna remarked that Planning Horizons, Inc. had completed the
color-coded zoning map and existing land use map. He said that the
two maps illustrate the existing conditions in Elk Grove Village.
Kenna remarked that the Commission can now proceed in developing a
Comprehensive Plan which will serve as a guide on the use of undeveloped
property within the planning jurisdiction of Elk Grove Village.
Kenna suggested that the Plan Commission may want to consider
establishing a conditional business zone for property along selected
major streets in the Village.
Glass suggested that there are many considerations when deciding
on the best use for undeveloped lands. He mentioned that utility
requirements, traffic patterns, and environmental concerns should be
included in considering the best use for undeveloped land. Stangeiand
concurred with this opinion and added the need to consider the tax
impact of certain land uses.
Glass asked the staff to obtain zoning maps of surrounding
communities in order to assist the Commission in studying this matter.
Kenna suggested that the Village Attorney be asked to participate
in the next meeting on the Comprehensive Plan. Kenna related that the
Village Attorney could offer insight into what ingredients are needed
in a Comprehensive Plan in order to make it defensible in a court of law.
The meeting adjourned at 10:00 p.m.
