ELK GROVE VILLAGE PLAN COMMISSION
August 23, 1976
The regular meeting of the Plan Commission was called to order
at 8:20 p.m. on Monday, August 23, 1976 in the Multi-Purpose Room of the
Municipal Building, 901 Wellington Avenue.

DuPage Zoning Board of Appeals
Shannon gave notice to the Commission that the DuPage Zoning
Board of Appeals is conducting a hearing for porperty located on the
east side of Wood Dale Road, approximately 600 feet north of Thorndale
Avenue. The petitioner is requesting to reduce the required rear yard
from 20 feet to 10 feet in a B-2 general retail district to permit
construction of a mini-warehouse.
Hamilton noted that a 10' rear yard allows little room for
easements or utilities . The minimum should be 15' , as the Village has
in its Industrial Park.
Hamilton moved to send a Village staff representative to
participate and hear the information presented at the public hearing.
The Village should object to the 10' rear yard request. Hauser seconded
the motion. All present voted "AYE' .
Centex Industrial Park Unit No. 203
Wesley moved to approve the subdivision of Unit No. 203.
Hauser seconded the motion. All present voted 'AYE' .
Felbinger's Second Subdivision
Hauser moved to approve the second subdivision. Hamilton
seconded the motion. All present voted 'AYE' .
Koenig's First Subdivision
Hamilton suggested that the Commission not take action on
this plat. His reasoning is that the Biesterfield Right-of-Way should
be reflected on the plat. The Engineer will be requested to verify that
a 100' Right-of-Way was considered when reviewing the plat.
Shannon told Claude Koenig that they will act on the plat at
the next regular Plan Commission meeting.

Wesley moved to approve the two lot subdivision. Hamilton
seconded the motion. All present voted 'AYE ' .
Antenna Text Amendment
Hamilton said that the proposed text amendment is not
acceptable to the Plan Commission nor to the residents . The amendment
is ill-conceived and does not meet the height problem facing radio
operators . Hamilton moved that the Commission deny the proposed
amendment. In addition, the Commission should obtain various zoning
ordinances from surrounding communities to review additional approaches
to zoning for antennas (resources) and allow residents to give input
into drafting a more workable and comprehensive amendment.
Wesley seconded the motion. All present voted to deny
adoption of the text amendment.
Wesley suggested that a single spokesman for the CB interests
discuss redrafting of the amendment with the Building Commissioner to
provide input into a more comprehensive ordinance.
Clark Fulton suggested that the HAM and CB operators get
together •to collectively discuss and prepare an ordinance which would
meet the approval of both groups . Their proposed draft could then be
rev:i_ewed by the Building Commissioner. There appeared to be a general
consensus from the audience on this approach.
The meeting adjourned at 10:30 p.m.
