HomeMy WebLinkAboutPLAN COMMISSION - 02/23/1976 - CENTEX SECTION 22 • MINUTES ELK GROVE VILLAGE PLAN COMMISSION February 23, 1976 The regular meeting of the Plan Commission was called to order at 8:22 p.m. on Monday, February 23, 1976, in the Staff Conference Room of the Municipal Building, 901 Wellington Avenue. MEMBERS PRESENT: MEMBERS ABSENT: Leah Cummins , William Shannon Chairman Pro Tem Alvin Krasnow Edward Hauser Warren Jacobson STAFF PRESENT: William Wesley Gary Parrin, Thomas Hamilton Administrative Assistant Stan Klyber (9:00 p.m.) Thomas Rettenbacher, Building Commissioner Section 22 Steve Bilheimer, Mike Ives, Rick Burton and Tom McCabe were present to discuss the staff reports concerning the preliminary review of Section 22. A copy of the reports was given to Centex. Centex desired time to review the comments and requested a special meeting on Monday, March T , 1976 to discuss the comments of the operating departments and Plan Commission. Rountree Commons The recent purchasers of the De Bruyne (Rountree) property, Richard Wolchuk and Frank Columbia, were before the Plan Commission to discuss a preliminary development plan for the property. Thomas Green, Architect for the development, and Samuel La Susa, Attorney for the developers , were also present. The plan presented to the Commissioners showed 80 townhouses on a 20 acre site. The Plan Commission had the following comments and requests : 1 . Provide a topographical survey. 2. Reflect on the site plan: A. 60' dedication for Home Avenue. B. 50' dedication for Biesterfield Road (one-half the street) . C. Sidewalks along Biesterfield Road and Home Avenue. 3. Soil borings are needed to develop the site plan. 4. A landscaping plan is requested before approval of the site plan. 5. The developer should consider parking for visitors . 6. A traffic study would be informative for the Commissioners . • Plan Commission Minutes - 2 - February 23, 1976 7. The short distance from Meacham Road west to the first driveway of the development may result in traffic problems. 8. The developer should consider sidewalks within the development due to the number of children found in 3-bedroom developments . 9. The residents of the development should know what they' re encumbering if the streets are private. Mr. La Susa stated that he will submit more detailed plans and the additional information requested by the Commission. A copy of the preliminary concept for the Commons of Rountree is in the Trustees' Conference Room. Park Site for Section 22 Hauser reported to the Commission that the Park District has discussed with Mr. Bilheimer the formation of a 12-13 acre central park site adjacent to the proposed fire station and public works site in Section 22. Mr. Bilheimer said he felt that this could not be done, but he will pursue it further with Mike Ives.
