HomeMy WebLinkAboutPLAN COMMISSION - 01/26/1976 - ELI DINA FIELD RESUB MINUTES ELK GROVE VILLAGE PLAN COMMISSION January 26, 1976 The regular meeting of the Plan Commission was called to order at 8: 15 p.m. on Monday, January 26, 1976, in the Staff Conference Room of the Municipal Building, 901 Wellington Avenue. MEMBERS PRESENT: STAFF PRESENT: William Shannon Gary Parrin , Leah Cummins Administrative Assistant Edward Hauser Thomas Rettenbacher, Thomas Hamilton Building Commissioner Alvin Krasnow Stanley Klyber Wm. Wesley (9:00 p.m.) MEMBERS ABSENT: Warren Jacobsen Eli and Dina Field Resubdivision Action on this resubdivision was deferred because the plat did not include lot or unit numbers . The corrections were properly reflected on the plat and resubmitted. Krasnow moved to approve the resubdivision. Klyber seconded the motion. All present voted 'AYE' . T & G Resubdivision This property is located a few hundred feet north of Landmeier at the northwest corner of Landmeier Road and Lively Boulevard. Klyber moved to approve the resubdivision. Cummins seconded the motion. All present voted 'AYE' . Higgins Industrial Park Unit No. 173 The Village Engineer approved Unit No. 173 and noted that it is not in the flood plain. Cummins moved to approve the resubdivision. Hauser seconded the motion. All present voted 'AYE' . Centex Industrial Park Unit No. 198 Hamilton moved to approve the subdivision of the property, located at the southeast corner of Lively and Pratt Boulevards. Krasnow seconded the motion. All present voted 'AYE' . Section 22 Bob Calkins , Steve Bilheimer, Mike Ives and Rick Burton were present for an informal discussion of the development of Section 22. The 117.2 acres of land south of Nerge Road will have 297 D.U.s (2.53 D.U.s/Acre) with 21 gross acres of open space located in two parks. North of Nerge Road there is 70. 1 acres where 188 D.U.s (2.68 D.U.$) and two parks consisting of 9.2 gross acres will be located. Mr. Bilheimer stated that his discussions with School District 54 representatives resulted in the District not requiring school property in Section 22. They felt that Stevenson School could adequately handle the increased student population in Section 22. A Jr. High School would be needed, however, but this could be provided at a much later time when Centex develops their remaining tracts of land. Gene Sterbis of the Roselle Plan Commission was present to review the Section 22 proposal . He expressed concern about the well site location south of Nerge Road. Roselle is requiring a developer to construct a well in the same vicinity. Mr. Sterbis estimated their well site to be approximately 200 yards from the proposed Elk Grove well site. The Administrative Assistant will have the Engineering Division contact Roselle for further locational information and determination of any possible detrimental effects to the water table due to their close proximities. Shannon expressed concern to the Centex officials that there is no large area of land for active recreation such as the Lions Park area. He then questioned Centex about their development schedule. Mr. Bilheimer replied that Centex would like to start land development in Spring, 1976. It was noted at the meeting by Mr. Bilheimer that Centex intends to upgrade various park sites west of 53 as well as the Section 19 pond. This will be done in Spring.
