Zoning Variation—Docket#17-9 1031 Gloria Drive
Chairman Childress called the meeting to order at 7:02 pm and read a statement describing the
hearing notification procedure as well as the legal notice.
The petitioner, Gurpreet Mundi, was sworn in and asked to present his case.
Mr. Mundi stated that he has a young autistic child and wants to provide a safe outdoor play area.
The fence material of choice would be vinyl, possibly wood pending cost.
Mr. Childress opened the meeting to questions from the Board.
Mr. Booker and Mr. Dohrer commented that the fence location adjacent to Haar Lane was a
concern, since it would obstruct the adjacent homeowner's driveway, creating a potential safety
hazard when cars back out.
Mr. Mundi indicated he would accept ending the fence near the corner of his house in order to
eliminate any hazardous conditions. However, requested the fence be allowed to extend
approximately 5 feet beyond the corner of house, to allow for installation of an access gate.
Mr. Jameel asked if the petitioner would consider a 4 foot high fence in lieu of a 6 foot high
fence.
Mr. Mundi responded no because he felt the taller fence would provide more security for his
child and an added sense of privacy.
Ms. Kelley asked if the petitioner had discussed his fence addition with any neighbors.
Mr. Mundi responded that he had, and had not received any negative feedback.
Mr. Childress opened the meeting to questions from the Public.
Greg Mazzone, 1416 Haar Lane, expressed his concern that the fence would appear to present a
hazard if allowed to be located 2 feet off the sidewalk as presented in the variance. He agreed
that the hazard would be eliminated if the fence were located approximately 5 feet from the
house corner instead of near the sidewalk.
Mr. Meister recommended making a motion to amend the requested variance such that the fence
be located no less than 20 feet from the north property line along Haar Lane, approximately 22
feet beyond a line extended from the nearest front corner of the principal building located on an
adjacent single-family residential lot.
A motion to DO GRANT a variation for the installation and construction of a six (6') foot high
fence located no less than 20 feet from the north property line along Haar Lane, approximately
22 feet beyond a line extended from the nearest front corner of the principal building located on
an adjacent single-family residential lot was made by Mr. Meister and seconded by Ms. Larson.
Upon voting(AYES—Bookler, Kelley, Jameel, Larson, Childress,Dohrer, Meister,
DeFrenza. Absent: Colgan) The motion to DO GRANT the variance passed unanimously.
Mr. Childress advised the petitioner, Mr. Mundi,to contact the Village Clerk and attend the
subsequent Village Board Meeting. The meeting adjourned at 7:30 p.m.
Respectfully submitted,

Re: ZBA Docket#17-9
1031 Gloria Lane
Dear Honorable Mayor and Board of Trustees:
On September 7, 2017 at 7:02 p.m., Zoning Board of Appeals Chairman, Donald Childress called
the hearing to order. The petition was read as well as the mailing notice statement. Petitioner, Gurpreet
Mundi, was sworn in and asked to state his case for requesting a zoning variation.
Section 3-7: D.3 of the Zoning Ordinance prohibits fences from being constructed within the
required front yard and beyond a line extended from the nearest front corner of the principal building
located on an adjacent single-family residential lot.
The petitioner is requesting to install a six foot(6') high, vinyl fence which will extend
approximately forty-three (43')feet beyond a line extended from the nearest front corner of the
principal building located on an adjacent single-family residential lot.
The petitioner stated that due to his child's autism, the fence would serve to provide a safe
outdoor play area.
The following Questions and Comments were brought up by the Commissioners:
1. The Commissioners inquired about the petitioners'fence height and materials.
2. The Commissioners commented on appropriate location to minimize hazard.
3. The Commissioners inquired about input from adjacent neighbors.
4. The Commissioners discussed alternative locations that would satisfy an enlarged area of
enclosed yard and eliminate potential site line hazards.
Public Comments:
1. Mr. Gregory Mazzone, 1416 Haar Lane, commented on potential hazard of limited street
site line if the fence were allowed to be located 2 feet off of the north property line.
However, Mr. Mazzone was in favor of the fence being located no less than 20 feet off of
the north property line.
The chairman called for a motion. Mr. Meister made a motion to DO GRANT the variation for
the new fence that will extend not less than 20 feet off the north property line, which was
seconded by Ms. Larson.A roll call was taken.
Upon voting (AYES-Bookler, Kelley,Jameel, Larson, Childress, Dohrer, Meister,
DeFrenza. Absent: Colgan). The motion to DO GRANT the variation was passed
unanimously.
