Chairman Glass called the meeting and the public hearing
to order at 8 : 11 P.M.

The petition is to make major changes to the currently approved
site plan for an 8 . 6 acre parcel, the third phase of what was i
known as the Rohlwing Grove Apartments and is now known as the
Hamilton Court Apartments . The petitioner has requested the
following changes :

Art Newell testified that Baird & Warner built the first
two phases and decided ten years ago not to build the last
phase. He cited the inability of developers to get financing
for the existing plan as the reason for no development of
Phase III .
Glenn Christianson reviewed the site plan, utility layout
plan and landscape plan. Thomas Bleck discussed the building
elevation and floor plans . The proposed apartment sizes would
be approximately 700 sq. ft. for the one bedroom apartments
and approximately 900 sq. ft. for the two bedroom apartments .
Kernel Parikh stated that he had two partners in GPS, Inc. ,
Dr. Gardi and Dr . Shah. He also provided the following infor-
mation for the total residential portion of the P.U.D. :

He noted from his own survey of area apartment developments
that there is a demand for larger apartments with more amenities .
He anticipates renters to be professional white collar workers
and rent to be $600-$850/month.
Conceptual plan reviews have been completed by staff .
Detailed information and plans were submitted by the petitioner
on May 17 , 1988 so staff review was unavailable.
Kernel Parikh requested a variation from the requirement
for elevators . He was directed to seek that from the Zoning
Board of Appeals .
Members queried the petitioner about his market analysis,
the number of bathrooms in a two bedroom unit, the proximity of
the buildings to the I-290 expressway, open space calculations
and the fiscal feasibility of the development.
Discussion was scheduled for continuation on June 15, 1988 .
The public hearing was adjourned at 9 : 58 P.M.
The meeting was adjourned after discussion of the agenda and
pending items at 10 : 27 P.M.
