ELK GROVE VILLAGE PLAN COMMISSION

The meeting was called to order by Chairman Glass at 8:15 p.m.

Section 26 - 240 Units
(North of University Avenue)
Chairman Glass requested a brief update on the status of Section 26.
Geinosky detailed the information that: the new housing project will be
a two-story coach house condominium arrangement; unit prices will begin
at $52,000; detached garages are proposed; 11% of the units will have
one bedroom, 66% of the units will have two bedrooms, and 22% of the
units will have three bedrooms; and that 54% of the area is planned for
open space.
Rettenbacher reported that staff has been working with Joe Luciani
of Centex Homes on the areas of concern the Plan Commission had identified
earlier, to wit:
1) height of buildings in relation to one another;
2) number of units permitted by ordinance;
3) lighting requirements;
4) parking/storage of recreational vehicles, boats, etc. ;
5) rear access by emergency vehicles/personnel; i
6) size of watermain and hydrant locations;
7) detached garages; and
8) "private driveways".
Centex Homes will be prepared to appear before the Plan Commission
at its February 15 meeting to address all staff comments and Plan
Commission questions.

Plan Commission Minutes - 2 - February 1, 1984
Comprehensive Plan
Members decided to consider the area bounded by P.ohlwing Road,
Biesterfield Road, Devon Avenue and Arlington Heights Road. Ownership
of some properties is in question and will be researched by staff. The
Plan Commission will consider a motion at the next meeting regarding
the Comprehensive Plan to change the zoning of the O-T strip along
Biesterfield Road to R-3 with the exception of the Cimino, ABMC and
Semar properties, and to zone the area not already zoned between
Rohlwing Road, Devon Avenue, Biesterfield Road and Arlington Heights
Road to R-3.
The meeting was adjourned at 10:53 p.m.
