Zoning Variation —Docket# 10-2—2501 Lunt Avenue
Chairman Kaplan called the meeting to order at 7:00 pm and read a statement describing the
hearing notification procedure as well as the legal notice. The petitioner, Frank Sciackitano, was
sworn in and asked to present his case.
Mr. Sciackitano stated that KTR Capital Partners wishes to replace the old and poor conditioned
fence along the north and west property lines to visually enhance the property and make it more
marketable for prospective tenants.
Mr. Kaplan opened the meeting to questions from the board.
Mr. Carlson asked the petitioner how the new gates along the north property line will operate.
The petitioner supplied the board with photos of an existing horizontal sliding gate from a recent
project, which will identically match the gate at 2501 Lunt Avenue. The petitioner stated the
gates will be open at all times of regular business hours and the gate will have automated
controls after business hours.
Mr. Schumm asked the petitioner to state his hardship. The petitioner stated the fence is in
extremely poor condition and believes a new fence will provide more marketability to the
property along with additionally security for any new property owner. Mr. Schumm then asked
the petitioner if the new fence would match the photos of the fence previously given to the board.
The petitioner noted the new fence to be identical in construction.
Mr. Childress asked the petitioner to clarify on the address of the property. The petitioner stated
the building is encompassed by three tenant's which range from 2401 through 2501 Lunt
Avenue. Mr. Childress then asked the petitioner if the fence would be constructed in the same
place as the old fence. The petitioner stated the new fence would be located in the exact same
location as the existing fence.
Mr. Dohrer asked the petitioner why no man gate is proposed to be installed at the north property
line fence. The petitioner stated the lot is specifically used for truckers with trailers and no
pedestrian access or travel.
Mr. Oliveto asked the petitioner is the east side property line fence would be changed. The
petitioner stated the east side property line fence is already constructed of a black, vinyl eight
foot (8') high fence which would mirror the west side proposed fence.
A motion to grant a variation for the installation of an eight foot(8') high black wrought iron,
ornamental fence along the north property line and an eight foot (8')high black chainlink fence
along the west property line was made by Mr. Dohrer and seconded by Mr. Oliveto. Upon
voting(AYES —Childress, Kaplan, Walz, Schumm, and Carlson) the motion to grant the
variance passed unanimously. Mr. Kaplan advised the petitioner, Mr. Sciackitano, to contact
the Village Clerk and attend the subsequent Village Board Meeting. The meeting adjourned at
7:15 p.m.
