Ballard Steve Schwellenbach, •Chairman Leah Cummins moved for the approval of the final plat of E.G.V. Section 15. Gayle Bantner seconded it; vote was unanimous. Gayle Bantner moved for the approval of preliminary and final on Centex Industrial Park, Unit #64. W. R. Ballard seconded it; vote was unanimous. Jack Denny moved for the approval of the preliminary and final of the Higgins Road Commercial Subdivision Unit #22; Leah Cummins seconded it; vote was unanimous. The Plan Commision was informed that on the Devon-O'Hare Industrial Park Unit #2 they desire to subdivide the entire area due to a problem on deeding. The developer stated he will give a letter to the effect he will conform to all village requirements subject to the village attorney's approval and concurrence. The Plan Commission feels the request is .justifiable. With reference to the J. R. Gottlieb & Company property wherein they re- quest moving a ten-foot easement, the Plan Commission feels it will be necessary that a new plat be submitted showing the existing easement and where the new easement would be. NORTHWEST HIGHWAY PARK RIDGE, ILLINOIS 60068 III 825-5574 July 13, 1967 Village of Elk Grove Elk Grove Village, Illinois i Attention Mr. Jack Pahl, President + Re Devon-O'Hare Industrial Park Unit No. 2, Elk Grove Village 'Gentlemen: 1 1 In the course of the last four years in the development of the Devon- O'Hare Industrial Park we have sold each parcel as an undivided tract ` and then subdivided it for the individual purchaser. This was the procedure that the Village had been following with Centex. However, our property lies in DuPage County and the DuPage County Tax Assessor makes his tax divisions as the deeds and plats are registered. This is not so in Cook County. We have been informed that ours.;r_is ` the only Industrial Park in Addison Township or DuPage County that . . I has not been subdivided. j The method of tax division is separate and distinct in Cook County. In Cook County the parties to the transaction file the tax division. Every time we file an individual plat and deed in DuPage County, it completely disrupts the procedures they use. They are very upset about this. We have, therefore, asked your Plan Commission for approval of the proposed Plat of Subdivision that would subdivide all of the remaining Unit No. 2 lots at one time. This tentative plat was submitted to the Plan Commission several weeks ago , and we were summarily advised that no objection could be foreseen. ;However, before proceeding with a formal plat, it would be appreciated if you j would advise us if we are working with you in full agreement. The only problem arising from our method of subdivising would be if we were to split a portion of a lot on a sale such as 1- 1/2 lots, the j Village would want to be protected that the remaining 1/2 lot would not be considered to be a buildable site. (I have discussed this matter with ' Mr. Hoffert, the Village Attorney. ) 1F 0 M E S 0 F 0 U A L I T Y " Village, of: Elk Grove -2- July 13, 1967 We wish to make this letter a matter of public record with the Village of Elk Grove that as developers of this tract in all future sales no 1; plat, or a parcel of less than one full lot, will be sold other than in y c Wl�vitictloll with an additional portion , or an entire additional lot, in order that no lot would remain as a sub-standard buildable parcel. If you will check our Pre-Annexation Agreement, you will find that we agreed that all sold parcels would be 1/2 acres, or larger.
