HomeMy WebLinkAboutPLAN COMMISSION - 02/23/1966 - HIGGINS ROAD SUBDIVISION PLAN COMMISSION MEETING February 23 , 1966 The members present were: Steve Schwellenbach, Chairman John T. Denney Dick Mc Grenera Leslie Knudson Leah Cummins Gayle Bantner Bill Ballard also George Majoris Leah Cummins moved for the approval of the preliminary and final plats of Unit #83 Higgins Road Commercial Subdivision Lots 6-10 inclusive. Les Knudson seconded it; vote was unanimous . In a discussion of Attorney Hofert 's opinion regarding Tec- Search, it was the majority of opinion of the Plan Commission not to recommend termination of the contract or the taking of any action at this time. We should continue to work with Tec- Search as long as they comply with their schedule. If the March 2 , 1966 schedule is not met , drastic action should be taken at that time. A discussion was held regarding the 40 acres on the Southwest Corner of Devon and Arlington Heights Road which lies in Du Page County. If annexed to the village , the owner would desire commercial zoning since he plans a drive-in theatre on the north half of the property. The Plan Commission would look favorably on residential zoning only and the owner would apply after an- nexation for commercial zoning on pieces of the property . It was pointed out that Tec-Search showed a recommendation of resid- ential zoning for the area in question. The Commission was con- cerned with the problem of sewage treatment south of Devon and .also water should Chicago water ever be brought into the village. Previously , property south of Devon lying in Du Page County was required to furnish its own sewage treatment plant . The Plan Commission recommends that the Village Board write a letter to the property owner pointing out the bad features . A considerable discussion ensued concerning the A-2 multi-family zoning presently in the village. They reviewed the present apartment plats showing the development on the basis of twelve units per acre and the balance proposed at nineteen units per acre, PLAN COMMISSION MEETING p. 2 February 23 , 1966 It was discussed that the recommendation be made to the Village Board that present A-2 zoning be amended as follows: Maximum of 20 units per acre 12 parking spaces be pro%,ided for each unit Maximum of 40 bedrooms allowed per acre (None of the units having more than three bedrooms) The three bedroom units should not exceed 10% of the total units per acre.
