Gullo, Chairman Glass called the meeting to order at 7:03 p.m. Item 1: May 23,2012 Meeting Minutes Commissioner Henrici noted an error in the voting record of the May 23, 2012 minutes and moved to table the minutes until the next scheduled Plan Commission meeting. Commissioner Ayers seconded the motion. Upon voting (Hauser, Henrici, Glass, Ayers, Thompson, Schumm, Morrill, AYES) the motion carried. Item 2: Duke Realty Resubdivision— 1300 Busse Road Chairman Glass noted that the Secretary is absent. Commissioner Thompson makes a motion for Commissioner Ayers to be Acting Secretary. Commissioner Henrici seconded the motion. Upon voting (Hauser, Henrici, Glass, Ayers, Thompson, Schumm, Morrill, AYES) the motion carried. Chairman Glass noted that this was an informational meeting and that there will be no swearing in by the petitioners. W. Freve of Duke Realty described the property located at 1300 Busse Road. The property is approximately 26 acres in an I-2 zoned district. The site contains an existing warehouse and office building approximately 367,000 square feet in size. Duke Realty plans to tear down the existing building and the subdivision will allow for two separate buildings to be located on the property. Duke Realty intends to develop the eastern 11.67 acre lot for a 230,000 square foot industrial warehouse and office building at a later time. Commissioner Hauser asked if the railroad spur on the property would be removed. W. Freve stated that the railroad spur would be removed due to the new building being built-to-suit. In addition, Duke 2 Realty believed that the condition and configuration of the spur prohibited the spur from being appropriately utilized. Commissioner Hauser asked if Duke Realty had experience in other communities with redeveloping industrial land. W. Freve responded that Duke Realty had experience in Romeoville,Naperville, Bolingbrook and had worked with over 10 million square feet of industrial space. There being no further questions or comments, Commissioner Ayers moved to approve the resubdivision for Duke Realty at 1300 Busse Road. Commissioner Thompson seconded the motion. Upon voting (Hauser, Henrici, Glass, Ayers, Thompson, Schumm,Morrill, AYES)the motion carried. Item 3: Orange Crush Landscape Plan— 1700-1912 Elmhurst Road/2526-2552 Pratt Boulevard T. Winter of Pal Group described the revised landscape that was submitted to staff for review and for subsequent Plan Commission approval. A six foot decorative wall is being constructed along Elmhurst Road as well as ornamental fencing with louvers. The Department of Community Development wrote a memo dated June 12 stating their concerns had been addressed and Pal Group stated they would comply with planting spruce trees. Commissioner Ayers asked whether receiving approval from IDOT would be an issue as it related to right of way access or landscaping. T. Winter stated that Pal Group would not have an issue receiving IDOT approval and would simply have to notify IDOT in advance. Commissioner Henrici asked if there would be a 12 foot high wall on the west side of the property. T. Winter confirmed that there would be 200 feet of 12 foot high with the rest being a 6 foot black chain link fence. There being no further questions or comments, Commissioner Ayers moved to approve the landscape plan for Orange Crush at 1700-1912 Elmhurst Road/2526-2552 Pratt Boulevard. Commissioner Morrill seconded the motion. Upon voting(Hauser, Henrici, Glass, Ayers, Thompson, Schumm, Morrill, AYES)the motion carried. Item 4: HD Supply White Cap Construction Supply Landscape Plan— 1000 Elmhurst Road A Gullo of Gullo Construction presented-a picture of the decorative wall that would be placed on the property located at 1000 Elmhurst Road. Commissioner Henrici asked if the height of the wall would require a variation. K.jay responded that the submittal was for 6 feet and that an 8 foot wall would require a variation. 3 There being no further questions or comments, Commissioner Henrici moved to approve the landscape plan for HD Supply White Cap Construction Supply at 1000 Elmhurst Road. Commissioner Schumm seconded the motion. Upon voting (Hauser, Henrici, Glass, Thompson, Schumm,Morrill, AYES,Ayers ABSTAIN)the motion carried. Item 5: Adjournment Commissioner Morrill motioned to adjourn the meeting and Commissioner Henrici seconded the motion. Upon voting(Hauser, Henrici, Glass, Ayers, Thompson, Schumm, Morrill, AYES)the motion carried.
