Zinnel i Absent: J. Meister, Sr. Staff: , J. Polony,Plan Reviewer,Community Development I Zoning Variation—Docket# 12-1 31 John F. Kennedy Blvd. (Continuance) Chairman Kaplan called the meeting to order at 7:00 pm and stated this was a continuation from the February 24, 2012 meeting. Mr.Kaplan read a letter from Mr. Steve Trudan, Deputy Director of Engineering and Community Development, addressed to Jared Polony,Plan Reviewer. The letter was a transcript of a phone conversation Mr. Trudan had with Nancy Drake, resident at 902 Creighton Avenue. Mrs. Drake stated that she and her husband were unavailable to attend the ZBA hearings; however she wanted to state her concerns regarding the fence variation. Mrs. Drake stated that, in her opinion, there currently are line of sight problems backing out of I. her driveway without a fence being in place. She noted that cars tend to turn quickly onto Creighton Avenue off of Elk Grove Blvd. and cars often park on Creighton Avenue. These two (2)factors along with a new fence may further impair line of sight issues when backing out of her driveway. Mr.Kaplan clarified the redesign of the proposed fence and noted that with the new location, only one (1)variation from the Zoning Code would be necessary. The petitioner has redesigned the fence configuration to extend approximately twenty eight feet (28')beyond a line extended from the nearest front comer of the principal building located on an adjacent single-family residential lot. Mr. Kaplan asked the petitioner if she had anything she would like to say to the board. Mrs. Grimm stated she had nothing else to say at this time. r i Mr. Kaplan opened the meeting to questions from the board. Mr.Dohrer stated that he had driven into the driveway at 902 Creighton and had no further concerns regarding sight line impairments when backing out of the driveway. Mr. Childress also acknowledged that he had no further concerns for sight lines impairments. Mr. Oliveto recommended installing a four foot(4')high fence to help limit any possible sight line impairments. He felt that a six foot(6')high fence would have the potential to block the drivers view when backing out of the driveway. Mr. Kaplan noted that per the Zoning Code, a six foot(6')high fence is permitted;however the board can recommend a four foot(4') fence. The petitioner has the right to install a six foot(6) fence without further Board approval. Mr. Kaplan asked the petitioner what style fence she proposed to install. Mrs. Grimm stated that she will install a board on board, dog eared fence. She would consider installing a four foot (4') high fence but would like the six foot (6') fence to provide better i. security to her backyard. A motion to grant a variation for the installation of a six foot(6')high fence extending approximately twenty eight feet(28')beyond a line extended from the nearest front corner of the principal building located on an adjacent single-family residential lot was made by Mr.Dohrer and seconded by Mr. Carlson. Upon voting(AYES—Kaplan,Bookler,Oliveto, Childress, Zinnel, and Colgan) the motion to grant the variance passed unanimously.
