Chairman Kaplan called the meeting to order at 7:00 P.M. and read the legal
notice. The petitioner, Mr. Steve Schrager was asked to present his case.
Mr. Schrager explained that since he has a corner lot he has to have the required
• 25 foot set back on two sides of the property abutting the streets. The house
was built before the current Village ordinance was adopted and has 15 foot set
back for the side yard fronting the street. He would like to build two-car garage
addition that would encroach approximately 4 feet into the required 25-foot side
yard fronting the street. The petitioner explained that if the garage addition was
moved back into the yard to meet the code requirements, his back yard would be
very small.
Mr. Oliveto asked if the house with the addition would meet the code
requirements for the Ground Coverage and the Floor Area Ratio.
The petitioner answered that the architect had that in consideration when
designing the addition.
Mr. Schumm inquired if the existing air-conditioning unit is going to be relocated
and where. He also inquired about the tree at the location ,of the proposed
addition.
The petitioner answered that the air-conditioning unit is going to be relocated to
the back of the house and that the tree has to be removed.
Mr. Schumm asked about any drainage problems that the addition might cause.

• The petitioner answered that the new drainage system was built for the area a
couple of years ago and the proposed addition would not create any drainage
problems.
Mr. Childress asked if the existing porch is going to be removed.
Mr. Schrager answered that the porch is going to be remodeled and attached to
the garage addition.
Mr. Walz inquired about the existing driveway and the existing garage.
The petitioner answered that the existing garage is going to be converted into the
living space and the driveway is going to be removed. He also pointed out that
his truck is going to be parked on the new driveway and would not encroach into
the public right of way.
Mr. Kaplan asked if the staff had any concerns.
Ms. Zaric stated that Department of Community Development did not have any
concerns regarding proposed addition.
A motion was made by Mr. Schumm to grant the variation as proposed. The
• motion was seconded by Mr. Childress and passed by unanimous vote.
Chairman Kaplan advised the petitioner to contact the Village Clerk to find out
when the Village Board would be considering this finding.
The meeting was adjourned at 7:10 P.M.
