Toth, representing Chicagoland Medical Portfolio DST Chairman Glass called the meeting to order at 7:01 p.m. Item 1: March 18, 2015 Meeting Minutes Chairman Glass asked if there were any changes to the March 18, 2015 meeting minutes. Commissioner Henrici moved to approve the minutes with the correction that the motion for approval of the December minutes was made by Henrici and not Hauser, who did not attend the December Plan Commission Hearing. Commissioner Thompson seconded the motion. Upon voting (Ayers, Geinosky, Glass, Hauser, Henrici, Morrill, Schumm, Thompson, Weiner AYES) the motion carried. [tem 2: PC Docket # 15-2 Petition to Rezone 120 E Higgins Rd from B-1 Business District (Shopping Center) to B-2 Business District (General Business) — Chicagoland Medical Portfolio DST Chairman Glass read the legal notice into the record and asked the Petitioner to explain her purpose before the Plan Commission. M. Toth, attorney for the petitioner, stated that the petition to rezone from B-1 to B-2 was a straightforward matter, which will bring the lot into conformity with the zoning district. Currently the property is legal non-conforming with regard to both lot size and parking. The building was originally a bank, but is now used as a professional medical office. The property was developed before the current zoning code, and the purpose of the petition is to bring it into conformity. There will be no structural changes or changes of any kind to the property as part of the rezoning. Commissioner Geinosky noted that the front driveway of the property was in poor condition and asked the petitioner if there were any intentions of replacing it. M. Toth stated that she was not aware of any citations from the Village with regard to the condition of the drive or of any plans to replace it. RECOMMENDATION Commissioner Ayers moved to recommend approval of the Petition to Rezone 120 E Higgins Rd from B-1 Business District (Shopping Center) to B-2 Business District (General Business). Commissioner Geinosky seconded the motion. Upon voting (Ayers, Geinosky, Glass, Hauser, Henrici, Morrill, Schumm, Thompson, Weiner AYES) the motion carried. Chairman Glass directed the applicant that someone from their business should be in attendance at the Village Board Meeting on May 12, 2015, to answer possible questions from the Village Board.
