Pre-Application Sketch Plan for Proposed
Landmeier Road Subdivision
Thomas Malato and Tom McCabe were present on behalf of U.S. Development
to discuss a Pre-Application Sketch Plan_ for a proposed subdivision of
8.43 acres of property located along the north side of Landmeier Road,
approximately 176 feet west of Lively Boulevard. The property owners
chose to follow the Sketch Plan procedures after learning that the past
position of the Village has been that access to this property should
come from an extended Bonnie Lane cul-de-sac, and that no access would
be permitted from Landmeier Road.
Malato presented a revised Sketch Plan which showed four alternative
designs to extend Bonnie Lane.
Kenna noted that even if the Bonnie Lane cul-de-sac was extended
to serve the entire parcel, there still could be a problem with keeping
future owners from getting County permission for curb cuts onto Landmeier
Road.
The consensus of the Plan Commission was that the most preferable
design alternative would be to extend Bonnie Lane the length of the
property to intersect with Landmeier Road. It was felt that this design
would have the following advantages:
1) Drivers would have the flexibility of choosing from several
alternative routes to arrive at their destination, so as not
to create excessive traffic at any one intersection.
2) There would be only one curb cut on Landmeier.
3) The Village would have greater control over traffic entering
and exiting Bonnie Lane from Landmeier Road than it would
in the same situation with private driveway entrances.
Malato indicated that he would inform his client of the Plan Commission's
decision.
