HomeMy WebLinkAboutPLAN COMMISSION - 06/13/1981 - CENTEX HOMES PETITION Minutes Elk Grove Village Plan Commission Saturday, June 13, 1981 The special meeting of the Plan Commission was called to order at 1:15 p.m. on Saturday, June 13, 1981 at the Hampton Farms sales office located on Vermont Drive in Section 24A. MEMBERS PRESENT: Glass, John R. , Chairman Cummins, Leah, Secretary Fulton, Clark Paliganoff, David J. MEMBERS ABSENT: Geinosky, Frederick C. Mullen, George E. Stangeland, Orrin J. STAFF PRESENT: Gary E. Parrin, Assistant Village Manager Thomas F. Rettenbacher, Building Commissioner Thomas J. Cech, Village Engineer PARK DISTRICT: Lewis L. Smith, President Gary Buczkowski, Staff Public Hearing: Docket 81-6 The Plan Commission continued the June 3, 1981 Public Hearing on the Centex Homes petition on site in Section 24A at the Hampton Farms sales office. Fred Feinstein, Attorney, was present to represent the petitioner. William Gillilan and Joe Luciani were also present representing Centex Homes. The Commission walked the Hampton Farms site in order to visually observe the relationship of the existing and proposed Hampton Farms dwelling units to the golf course, creek area, and the flood plain preserve. In addition, the Commission walked the common open space area, a portion of which would be transferred to a public corporation if the Special Use Permit is amended in accordance with the petition. Lewis Smith and William Newcombe, Golf Course Architect, described the fairway locations, the buffering of the Hampton Farms subdivision from the golf course by the existing trees and creek, and finally the directions golfers will play. After walking the Hampton Farms area, the Commission took a bus tour of Section 24B utilizing University Lane extended. The petitioners describe the area to be rezoned multi-family/recreational under the text amendment and its relationship to the golf course and Section 23A. The tour continued through Section 23 in order to observe the open space (park land) adjacent to the Hampton Farms Subdivision and available to the residents for recreational purposes. Plan Commission Minutes - 2 - June 15, 1981 Public Hearing: Docket 81-6 (continued) The Commission observed the proximity of the Spring Valley Nature Sanctuary to Section 24B by continuing the tour on Schaumburg Road and Plum Grove Road. While on Plum Grove Road, Newcombe pointed out the approximate clubhouse and parking locations; Feinstein noted the point of connection of University Drive to Plum Grove Road (approximately 200' north of Weathersfield Road) ; and Gillilan described the location of the multi-family area and the out-lot in Section 23 (adjacent to the natural gas pipeline) that will be dedicated to the Village for the Park District. The tour concluded back at the Hampton Farms sales office. Glass declared that the Public Hearing would continue on June 17, 1981 at 8 p.m. in the Council Chamber.
