HomeMy WebLinkAboutPLAN COMMISSION - 10/15/1975 - PH DOCKET 75-10/VALE TRACT MINUTES ELK GROVE VILLAGE PLAN COMMISSION October 15 , 1975 The regular meeting of the Plan Commission was called to order at 8:03 p.m. on Wednesday, October 15 , 1975 in the Staff Conference Room of the Municipal Building, 901 Wellington Avenue. MEMBERS PRESENT: STAFF PRESENT: William Shannon Joseph Misurelli , William Wesley Administrative Intern Stanley Klyber Thomas Rettenbacher, Alvin Krasnow Building Commissioner Edward Hauser Leah Cummins MEMBERS ABSENT: Warren Jacobsen Thomas Hamilton Public Hearing: Docket 75-10 The Bennett & Kahnweiler Public Hearing was called to order at 8:03 P.M. on Wednesday, October 1 , 1975 in the Staff Conference room of the Municipal Building, 901 Wellington Avenue. The Plan Commission, acting as a Zoning Commission, heard the request of Bennett & Kahnweiler, petitioners, for rezoning from B-1 (Business : Shopping Center) to B-2 (Business : General Business) of the northwest corner of Gaylord Street and Higgins Road. Robert Calkins, James Dana and architect Ronald Stoll represented the petitioners . Calkins pointed out that the B-1 designation permits office buildings with 20% ground coverage and a .2 floor area ratio (FAR) . B-2 allows a 50% ground coverage and a 1 .0 FAR. A 9400 square foot building, housing Carlson Electronic Sales Company on the first floor and with the second floor leased, would have a .35 floor area ratio, thus allowing more space than B-1 permitted. Building Commissioner Rettenbacher stated that since this area represented a special situation and similar to other uses in the area , he had no objection to ,the rezoning. The Plan Commission desired that an amendment be made to the rezoning request, stipulating that the Building be limited to uses permitted under the B-1 zoning designation. The representatives of the petitioners stated that they had no objection to such an amendment. Cummins moved to approve the amended request. Krasnow seconded. All present voted 'AYE' . The public hearing concluded at 8:30 p.m. Ad Hoc Vale Tract Committee Judiciary, Planning and Zoning Committee members Kenna, Vanderweel and Staddler met with the Plan Commission concerning the formation of an Ad Hoc Committee on the Vale Tract. EGV Plan Commission Minutes October 15, 1975 Page 2 Ad Hoc Vale Tract Committee (continued) Trustee Kenna, Chairman of the Ad Hoc Committee stated that the JPZ Committee and the Plan Commission would meet as an ad hoc committee to resolve questions concerning zero lot line and the Vale Tract. The meetings will be held on Saturday mornings , with the first meeting scheduled for 9:00 a.m. on Saturday, October 25th in the Multi-Purpose Room of the Municipal Building. It was also suggested that meetings of the Plan Commission on the 1st and 3rd Wednesdays of the month would better facilitate Plan Commission - Village Board coordination, since time lags experienced under 2nd and 4th Wednesday of the month meetings would be reduced. Nelson's Resubdivision Klyber moved to approve the resubdivision. Wesley seconded the motion. All present voted 'AYE' . The reason for the resubdivision was to vacate an easement. Two lots were resubdivided into one lot in order to vacate an easement at the property line separating the lots . One building will be erected on the one lot . J.
