MINUTES
ELK GROVE VILLAGE PLAN COMMISSION
May 21 , 1975
The regular meeting of the Plan Commission was called to order
at 8:00 P.M. on Wednesday, May 21 , 1975 in the Staff Conference Room of
the Municipal Building, 901 Wellington Avenue.

SASS RESUBDIVISION
Mr. Sass was present for an informal discussion with the
Commission regarding the resubdivision of his property located at the
northeast corner of Higgins Road and Joey Drive. It was Mr. Sass 's
intent to erect a building for use by a printing company.
The Plan Commission unanimously accepted the proposed use
if all Village requirements are met.
VALE TRACT (8:30 P.M.)
Tod Trayser recommended a new PUD district to apply not only
to the Centex proposal , but also to other developments which might
come before the Village. There would be a base density of 6 D.U. 's/acre
with an upper limit of 8 D.U. 's/acre allowed on an incentive basis . The
incentives should follow good design and encourage amenities .
For an example, a larger number of dwelling units (not less
than the base of 6 D.U. 's/acre nor greater than 8 D.U. 's/acre) would
be allowed should a developer provide tennis courts , underground
parking, pools, reduced bedroom count, additional recreational lands ,
etc.
The Commissioners tentatively agreed to the following incentives
for an R-5 district:
1 . Minimum 30' wide greenway at rear of dwelling units.
2. Large recreational/educational sites fed by the 30'
wide greenways.
3. Incentive items which are firm and measurable:
a. Underground or covered parking.
b. Landscaping.

c. Swimming pools .
d. Tennis courts .
e. Recreational equipment.
f. Bicycle trails.
g. Ornamental lighting.
4: Densities .
Tod Trayser was requested to draft an ordinance for an R-5
district. He is to use the Northbrook Ordinance as a model .
